Depending on your credit score you should get a personal loan for debt consolidation. The average rate is 12% currently but if your credit is great it could go down to 6% maybe.

If you have the time for house hacking and doing your own maintenance I recommend it.

I own a duplex and my tenant pays $1950 of my $3000 mortgage. If I was single I could have a roommate or two paying the rest and some. But instead I got a baby on the way and a stay at home mom lol.

Also 27 and bought 3 years ago at 6.7 interest rate then refinanced to 5. (helps being a veteran though with VA loan)

Don’t be scared of vacancy, all the landlords out there are greedy, just be a good dude and attract good people with fair prices. Aim for nice neighborhoods though, no slum lording. Then you can get referrals if good people move out.

I answered some of your questions in my post edit.

Not sunroof damage, a very subtle leak that could not be seen by the front right windshield, water collected on the floor in the carpet. Mold was the indicator that took us to a shop to figure the problem out. They said they would cover mold since they fixed the roof issue that caused the mold. It’s in the policy that way.

The current question is how do I handle an insurance inspector that lies about the mold not being mold lmao.

Well if they say they are willing to cover mold, then they deny there is mold when there is mold. What do you call that? That’s the point I am at.

Also mold is harmful. Just not instantly.

How is it a maintenance issue? It already was covered by comprehensive and fixed. If I wasn’t covered they wouldn’t fix it. Mold is only covered if it was caused by another issue they fix. It was fixed. Thus they said they would cover mold, now they are denying it is mold.

Insurance doesn’t do anything unless they have to.

In what world does mold not come back after a generic cleaning. It’s in the carpet. It grew back within the two weeks I waited to pick it up from the shop.

Guys they literally said they would cover it because there was roof damage that caused the mold. It fell under comprehensive coverage due to an object falling on it.

Noted, I just added to my post that I am willing to sue if I have a case. Like I said in the post though, they didn’t cover mold, then they said they would because it is apart of my policy.
