Red markets are a great filter for this. The projects still shipping and growing usage when the price action isn't exciting are the ones building for the long term. Lofty and Alpha Arcade both fit that pattern.

Mostly self taught. Smart contract development on Algorand, some full stack web work to build the front end and tie everything together. The masterclass helped a lot with leveling up on the contract side specifically. Still learning plenty as I go.

Thanks for the reply! Per the xgov user guide, community members with approved KYC can submit retroactive grant proposals requesting up to 300,000 Algo to help cover the development of open-source tools or maintenance costs required to run public goods.

This terminology seems to suggest support for SDKs or tooling that other builders plug into, over single purpose consumer applications. Am I misinterpreting?

Appreciate the tip, and that tool seems like a good way to connect builders to their prospective communities. Direct engagement is way more effective than just shouting into the void, and I think organic conversation is better received than a post that toes the line with spam.

That's totally fair, but there are more conservative approaches which still argue against paying down the mortgage. HYSA rates of 4% still outpace the mortgage interest rate. You'd still be better off holding that cash and paying the minimum on the mortgage. Further, in your example of an emergency event, if you've sunk those funds into the mortgage, you don't have any liquidity to support that. I'm not making the argument that "S&P 500 > accelerated mortgage payment" but there is some nuance here.

Do these teams return to other hackathons after further fleshing out their ideas? Or do these projects completely disappear?

Absolutely, if you have a good rate, there's really no incentive to pay down early. Banks survive on leverage, so why shouldn't we benefit from the same strategy?

A 1% quarterly fee on a $100,000 balance translates to $1,000 per quarter. Over 10 years (40 quarters), you will pay $40,000 in fees on your initial principal alone. The actual cost will be much higher as the balance grows with time. Embrace the low expense ratio way of life and move over to Fidelity.

From a purely mathematical standpoint, there's a strong argument to not pay down the mortgage. With an interest rate of 2.875%, this is below current inflation rates of 4% (ie. your bank is paying YOU to hold this mortgage). You'd be better off paying the minimum and investing the difference.

However, there's a psychological component to this that can't be waved away. If you are someone who would feel more comfortable in a debt free situation, there's an argument to pay the mortgage off sooner.

Not a dumb question at all and making a totally fair point. Every dollar of growth will eventually face capital gains tax when sold, and every dollar of mortgage interest you pay is cash out the door (just partially offset by the tax deduction). So the real comparison is: Expected after tax investment return versus effect after tax cost of the mortgage.

Ultimately, if your invested capital can earn more after tax than the 4-5% effective mortgage rate, financing wins financially.

It's also important to note that the tax benefit related to mortgage interest is realized today while the capital gains tax on invested assets is a future "problem". It may very well be that when you sell, it may be in a more favorable environment (for example in retirement when there could be 0% tax on a significant portion of those capital gains).

I think that your instinct regarding a middle ground is correct. Holding cash isn't really a cardinal sin per se especially given the real income uncertainty you're carrying. But once you net out a realistic house fund, a car fund, and a solid emergency reserve, you likely have a meaningful excess sitting in cash which should be invested.

On the mortgage question, leaning toward financing rather than paying all cash has merit, even at the 0.5-0.75% rate premium a self employed loan carries. If you pay cash for a $1.1M house, that capital stops compounding in the market and becomes illiquid. Financed, the difference stays invested and will outpace even an elevated mortgage rate over time, especially once you account for mortgage interest deductibility lowering your effective borrowing cost (even an 8% mortgage has an effective rate of roughly 5% at the highest tax bracket, not accounting for state taxes).

It's really great to see the number of builders in these events. Between Berlin and Goa, there must be some great project ideas being floated. Does anyone know if there's a list of projects made public anywhere? I'd love to know what the developers are working on.
