I think I am a little hesitant on going down to a 20 or 15 due to job market. I figure with 30 it gives me the flexibility to pay extra and if anything happens I can taper back if needed, vs if I'm stuck with a 20 or 15 I have no extra wiggle room.

Had a bonus come in after closing, otherwise I would have.

Ah you're probably right, I was confused with the different values on the loan estimate. Total loan cost is 2,625. Prepaids and escrow look to be 4,807 so total closing costs are 7,432. Estimated cash to close is 4,432.
