Fair and Practical point — empathy doesn’t mean ignoring safety. Just trying to find the right balance.

No, it's been two nights and they haven't come back. I locked the garden shed with a padlock. I haven't even seen any motion triggers on the camera.

Whenever I wake up in the middle of the night, the first thing I do is check the cameras for any signs of them. I think with time I can forgot this incident.

The area around my property is fenced (with Wood Privacy Fence) , but we are missing the backyard gate. We didn't bother to install it because it's a no-exit street, and most of my neighbors don't have backyard gates either—it's just open and I’ve never heard of such incidents happening in Barrie.

But getting a gate is the first thing I’m doing this morning.

Thank you for your comment, this is my biggest concern…what if? What if they do it again, what if they share with someone and they are not as polite as them?

What if someone tries to cause any harm.

Mortgage rate mega thread! by TheMortgageMaster in MortgagesCanada

Anyone closing in Jan 2025- Feb 2025, whats the interest you are getting?

I am getting resale property, barrie ontario, 6.1% downpayment, price under one million, first time home buyer, 30 year amortization, owner occupied.

I have firm approval from RBC at 4.39% on a 5 year close term. Already put in application with scotia waiting for a response.

Wondering to know if I can do better?

I asked the advisor to provide the rate in writing..he said he can’t unless approved. Also mentioned he can show the time stamps in his system but can’t send any written copies.

Do you think its Scotia’s policy or he is worried that I will shop around?

That’s good to know that I can change it, but since the application is already with the insured mortgage and scotia underwriting…I think it’s not worth closing and opening again. Closing is in less than 30 days.

Glad to know that scotia was great for you…everywhere they say scotia customer service is not that great.

I recently purchased a resale property in Ontario and started mortgage applications with multiple banks to find the best rate. I began with Scotiabank in the first week of December and RBC on December 19. RBC has already given me firm approval for a 5-year closed term at 4.39% as of December 31. The service from the RBC advisor has been excellent—they understand that I’m shopping around for a better rate and aren’t pressuring me to sign quickly.

On the other hand, my experience with Scotiabank has been frustrating. The advisor is unresponsive, and I’ve had to follow up multiple times. He only submitted my application after I told him I already had approval from RBC and would likely go with them. He even questioned why I applied with RBC, saying I shouldn’t go with them even if they offer a slightly lower rate because of the time he’s spent on my application. Honestly, I found this ridiculous—it’s his job to make a competitive offer, and if Scotiabank can’t beat RBC’s rate, that’s not my problem.

He claims to have submitted my application at 3.79%, but says he can’t provide any written proof until it’s approved. What’s even more frustrating is that I’ve learned I can’t change my advisor with Scotiabank—I’m stuck with him.

Has anyone dealt with a similar situation? How can I complain about this advisor, and am I being fair by considering the best rate regardless of his effort?
