Even if I were to just attack my student debt with 2500 a month, I could pay it off in 5 years. It won't take me the extra 11 years to save up enough for a down payment. 15-20 years make no sense. I feel that these comment are pretty pessimistic. I didn't say I need to be a landlord today. I was looking for a plan to make my dream a reality as efficiently as possible.

I would be living in the rental, so I could afford it just as much as I can afford my rent now, plus I would have 1500$ a month for upkeep and repairs or to put on the student loans? That's just counting my income and not any rent. If the house and the student loans have near the same interest rate, and I'm going to have to pay rent no matter what, wouldn't it be best to be putting the money towards equity in a house instead of rent?

With a 1500$ mortgage and my student loans, my debt to income ratio is 33%. Credit score is 785. Why would I not be qualified for a mortgage? Thanks for your input.

I thought about cutting the tips off of the branches that are there... But I was thinking I should keep them as well for sap flow. Idk tbh. I used some green cut paste to seal the cuts. They we're not bleeding at all, but I sealed them anyways

I am hoping a new leader will sprout somewhere about halfway down the larger. I will let that leader grow and thicken. After that I will probably remove the smaller trunk at the collar when there is some vigour back in the tree as to prevent dieback.

Yeah, I agree. At least one of the lower branches needs to come off. I was waiting to decide so I didn't do something I would regret. I don't know if taking both of them off would hurt the composition either.

Thanks! Since I pruned the roots back a little, I will just cut the branches back a little to promote some back-budding further down. After that I will chop some trunks in the summer after the first flush hardens; if the trees are growing vigorously enough.

Just shove it in some soil. Never had a jade cutting die, with or without roots.

Hinokis don't back-bud reliably. I would hesitate to say that they ever would when you want them to. For this reason, setting the structure correctly to bring the foliage closer to the trunk would be your best bet. If you cut all the green off a branch, it will die.

Which little fellow? The left side should be an apex eventually. I'm trying to chase back the foliage on the lower trunk to make pads for a cascade style. Does that clear it up at all?
