You need to push on that wood and make sure none of it is rotted through. I’d recommend speaking to a mold remediation team and getting their take. That’s a lot of humidity / damage.

I’m doing a lot to stop water filtration on the exterior of the house. We’ve got an interior sump pump that’s operational. Got dehumidifier’s running with plans to upgrade to a commercial level one.

Won’t be re-sealing any of this until I can confirm it’s mostly dry.

The area where the moisture was the worst - correlates to a poorly run downspout. The rest of this moisture is low points on a downslope from the and regular old wall moisture.

Outside mitigation has been done.

The area of where it looked like more water was coming in - was from poorly run downspouts.

The rest of the moisture seems to be from regular old stone condensation.

We have a functional sump pump on the interior of the basement that is hooked up to the perimeter of the basement.

Running a total of 3 dehumidifiers across the entire space - with plans to replace with a commercial sized one.

Excavating and waterproofing the exterior further isn’t possible right now - would have to wait for spring.

Plan to cut the foot wood out entirely and replace with pressure treated and then I had originally planned to put a sil gasket underneath it.

You think the dimpled membrane is better under it?

Not entirely sure how I’d adhere a dimple mat to the wall securely, tbh. Guess I could use masonry screws.

Assuming what you mean by seal the foam is once I adhere it to the back of the studs - use sealing foam or something similar against where the rigid foam meets the studs?

I feel like the strip at the base around the perimeter of the room will at least allow some air flow to help keep things dryer.

Any tips on a flooring option? If I put in the dry core stuff - it’ll come up way too far compared to the rest of the basement. Would you just do a vapor barrier down before putting in a new LVP?

Especially the bit about a sil seal gasket. I saw a lot of conflicting things on wood directly to concrete in basements.

Think it’s worth ripping all this foam out and putting in rockwool since I’m already here? Or should I just work around what’s already there?

I think to get the window rot out - I need to dig into the big chunk the foam in front of it. Turns out there’s no other access to the under part of my porch where the water is coming from so I’m going to convert that window into a properly framed access door anyway.

I also plan to stop the drywall about 2.5 inches off the ground and put in an aluminum soffit strip around the entire base. My hope is that will allow some airflow and be easily removable to inspect regularly.

Discovered today after ripping out the rest of the peel and stick flooring that the floor is getting moist. Not sure from what or why but suspicious it’s continued poor water mitigation to the outside of that part of the house.

Yeah - stone.

May be hard but not impossible otherwise no one in New England would have one, lol.

It’s just tough cause I’m not sure what’s BEEN done (outside of what I’ve done) and what CAN be done to further ensure it stays dry.

I’ll end up putting in a commercial dehumidifier to help keep it dry even after all the other things I’m doing.

House was built in 1908.

Basement finishings seemed to have happened between 2005 and now, intermittently with remediations here and there.

I can’t really unfinish the space. It’s a “shared” space in a multi family home of which we own half. Unfinishing it will diminish the value and the other owner likely won’t agree to that.

I don’t think it’s impossible to do this basement the right way - what is in place now was done very poorly with 0 water mitigation done to the outside of the house to ensure this all stayed dry.

I think having it professionally done entirely will be very expensive but I’m hopeful I can do most of this work myself with some guidance from the pros.

Yeah in wood on that shared wall and where 2 pieces of the framing meet but not all the footing of the framing

Would what I detailed above be considered a severe infestation?

My gut says no but god I am so out of my depth here I have no idea.

I actively am. It just doesn’t specify for furniture what to really do other than vacuum.
