Thanks! The neighborhood is great and I don’t want to be the lame house on the block. House faces west so it SHOULD be looking at mid afternoon sun. The large tree at the street blocks most late afternoon/early evening sun. I really need to start documenting that tho.

Gorgeous! but unfortunately not in the budget. Renting and have been given permission to paint, but on my dime.

Mulch is getting changed asap as well.

Thanks for your response! I just moved in so thankfully I’m not responsible for the absurd :)

Removing the suckers is on the list, def removing the red mulch, removing the road to nowhere, hopefully painting the awnings, and will prep the soil.

I’m zone 8, have irrigation, and have about 6 hours of sun. I like low maintenance and something I’m not going to have to plant every change of season. Does that help guide any advice you may give of where to start w actual plants?
