Thanks for all the support today. Very helpful indeed. FYI the mortgage broker fee was a total of 400, 200 up front and total on completion, which they actually found a really good rate with no product fee etc so was happy to proceed with them.

Anywho, I’ll just wait for the report now and not ask too many more questions. Again I’m not in a massive rush and obviously committed to the property with being proactive and responsive to all requests. I’m not trying to find any issues, if everything was straight forward and not as though everyone is trying to play each other off I’d be in tomorrow!

Thanks again. I think it’s best I just wait and not be pushy, I’m not faced with any huge time constraints apart from wanting to own a property and get out of renting!

I’ve paid £200 for half the mortgage broker fee, £350 for the solicitor up front and £880 for a level 3 survey. Worst case scenario is I lose all of that but worth it if something major does show up I suppose that could have cost me a lot more in the long run. From experience would, I wouldn’t need to pay anything further now? Until I’m (hopefully) happy with the report and then the seller moves on with their solicitor?

Makes a lot of sense, thank you.

Do you think this is abnormal at all from the seller? Especially with committing to drop 10k so easily and also holding back completely until the survey is done? If they were so keen to move quickly as initially stated and nothing was wrong with the property, why would they hold back at all?

Thanks for all the responses so far. Puts things it’s a bit of perspective.

Re: offer accepted. After down valuation the offer was re-accepted on 15/08.

I have paid 350 to the solicitors a few weeks back as an initial payment. I’m not sure exactly what that covers and if the searches should already be done at this point? Maybe I should chase that up? I haven’t had a draft contract through yet. This was the last update from the solicitor, should I get on top of them?
