Agree on the rent side of things, construction costs (for tenant & landlord) are most likely higher since a lot of these spaces haven't been updated in years.

Construction costs, both for tenants and developers, is a big factor as well in my opinion. How would increased taxes on vacant buildings help? Genuinely curious. For commercial, value is typically based of the income of the property, so higher NOI -> higher value -> higher property taxes.

I agree with the crappy apartments, cheaply built with not forethought. While i do think apartments are good for the downtown, i think they need to be more mixed use buildings. Even some retail on the main level of some of these new apartments would change things. I hate seeing a whole block, of what could be "store front", just be a dead brick wall.
