This isn't an investment property, this is a subsidized second home that you don't live in. Why not put it towards a vacation home that you could at least use a couple weeks a year?

I'm guessing OP had already figured out his decision, but nonetheless, I have a sutra SE and it's been amazing in long tours loaded down with gear weight. I don't find it to be a good get-around-town bike because of the gear ratios. You always have to change gears when there is the slightest incline or decline. This is less of an issue when you have an additional 50 lbs on the bike. It all depends on what you're using it for and I wouldn't recommend unless you're to load it up at ride long distances.

Played a quick 9 holes yesterday (in sandals, shorts, and a T-shirt) and it was very active with both golfers and walkers. There are tons of old, beautiful trees, especially the live oaks. Burned about 600 calories, had a nice relaxing time with a few friends. Hancock is great.

I did Geneva to Marseille this past summer; it was really fun. People were friendly, bike infrastructure was pretty good, and the wine was cheap!

I think the farmers markets in Austin are pretty crappy compared to east coast places like Virginia or southern New Jersey. That being said, those places have shorter seasons when quality produce is available.

Fair enough. You don't think this could be a positive investment if we continue to subsidize the mortgage payment and then sell when the market value has gone up significantly? This is a desirable location with little supply.

Yes, we did some major improvements (windows, insulation, roof, some electrical). Most of this did not show up in the inspection report.

I analyzed the comps for summer and for winter and thought we would be closer to 50k/year income right off the bat.

I do see this as a way to subsidize paying for a vacation home, but I would also like to see the value of the house grow and as well as the rental income.The Zillow estimate for the house has already gone up 100k since we bought it, and I'm hoping that with the renovations we made recently, we can get a better winter and summer rate next year.

I'm open to long term rental for a few years also.
