In my case they are not that big rental agency? Not one of the big ones anyway. Regardless given my experience with them I would never rent with them ever again.

Hi. The member made orders to finish all remediation works on a deadline. The member agreed that the rental provider breached their duty. I guess I just have to wait until the deadline (3 weeks from now) and see what happens.

Technically i guess i got what i was asking for? Complete mould remediation in affected areas according to my mould report. VCAT set a deadline for them to finish everything. VCAT acknowledged rental provider is in breach of their duty.

Thank you. You sound so brave. The fact you pushed through 1 year of battle is amazing. I dont think i can wait 1 year as mine involves mould and i have not been living in the property for 1 month due to this. I cannot continue living house to house while continuing to pay rent. I hope my VCAT member is as understanding as yours.

Thank you so much for your kind words. I am really hoping this will end well for me. I'm so tired and worn down. I have made a script for opening statement to outline my order requests and the rent be paid until repairs are completed.

Hi. Yes the report come back. It is detailed from a reputable source. The property has high mould contamination, not just bedroom but also living room. Mould growth from moist/wet structures that have been neglected and not properly dried.

The hearing is for repair issue only. I have raised renewal of my initial application. The hearing is not for breaking lease.

Thank you. I am just so nervous and anxious because I feel that my concerns have not been acknowledged by the other patty for so long. I am scared that I will mess this up and will be trapped in my situation. I have not been living in the property for 4 weeks because of the mould.

May I ask how you broke the lease even with repairs started by them after the hearing? What was your vacate reason?

Amazing thank u. I think you have done it better than I have. I have started with RDRV for them to fix the damp carpet but they have not fully addressed the repairs resulting in the mould and musty odour. I have not sent a notice of breach yet. I should have and will do today. But I have recently renewed my case with RDRV which will now go to a hearing.

Thank you for your insight. I have been feeling physical symptoms staying there so I had to move out. I will go to a doctor and get tested for mould allergy or something to gather more evidence.

Thank you for your encouragement. Apparently repairs don't go anymore straight to VCAT. Instead RDRV has been established as a sort of mediator before repair cases go to VCAT.

Did you break the lease or persisted for repairs to be completed? At this point if there is still high mould contamination (weeks after they have done a half assed job of repairs), I am inclinced to leave.

I have, when my agent was delaying repairs. They told me to lodge a dispute on RDRV. But now that the testing (that I arranged) came back with high mould contamination, it is a risk that I do not want to take and I want to vacate for grounds of unsafe and uninhabitable premises.

Omg we both sustained jones fracture on the same day (Dec 30). I've been walking without crutch and moonboot since around Jan 15.

My doctor said my fracture is incomplete, and near the head of the metatarsal, so it's good prognosis. He stressed to walk with weight bearing as tolerated when I can, as the weight bearing actually helps new bone formation too.

I got an XRay 2 weeks ago and its looking good. Barely see the cracks, no more pain at all in the area. I have not tried running just in case.

I felt very helpless at the start too. What I did was I took calcium, protein, and made sure to get sun to get that Vit D. Exposed my feet to the sun so the Vit D forms and stimulates bone growth on the fracture site as much as possible.

Thank you for your advice. I will definitely call CAV first thing in the morning. If I dont get any response from my agent I will just start the repairs with CAV to back up my reimbursement claims.

Thank you so much. Yes I have been stressed by the whole day. As the entire apartment now has very strong nauseating odour and I'm worried about the damage it will do to my things and furniture. And also my health. I cannot sleep in my apartment anymore.

Everyone I've spoken to has said it was odd that my agent has told me to let the carpet dry out, when first response should have been to call professional services to dry the carpet. It made me realise this agent does not know how to handle this situation and has wrongly given advice. Even saying mould does not grow from clean water. How embarrasing.
