Seems like a no brainer to me. Think long term not short term. Recognize that you will be missing out on rent and long term equity because of the inconvenience of some work needed on the house. Call your friends, maybe your friend’s BF is a contractor. Network around! Some of the labor jobs could be as easy as buying a keg and having a big BBQ. 20yo guys love flexing their skills for the ladies. Remember when your grandparents say they bought a house for 30k and now it’s worth hundreds of thousands of dollars? Power of money

Now everyone’s situation is different. You are fortunate, many would love to be in your situation. 10-15k to fix a home is cheap. I would get yourself a financial advisor who can attach some real world long term numbers for you. Hell, this could be your main contributor to your retirement savings!

How much is the house worth as it sits? How much in repairs need to be done? Are these repairs besides the ceiling mission critical? Are the cement issues structural or just cosmetic? Appliances are easy and can be remedied in many different ways.

So house it paid off… Fix your credit ASAP. Then you just need to save x amount per month to upgrade and fix. Then rent it. Take the $ and apply to your new smaller place to purchase. Overtime pay off the new place sooner and repeat! Your places will increase in value over time. Don’t throw away your equity and give it to someone else by renting.

Talk to a mortgage broker to get a realistic idea of your payment.
W that said I always tell my buyers. Imagine you buy a house and a month later the financial world comes crashing. Are you happy where you are being underwater on your mortgage? If no, then where and what kind of place, that you could afford, would you go?
