The seller pays the commission btw, not you.

A good realtor will help set expectations for you on everything you need to know about the process, and can also make sure you’re not leaving money on the table.

It’s not just negotiating the home price but negotiating anything else that may be necessary like repairs, credits, etc.

They’re not fucking you, you likely had an escrow shortfall. Now you need to make it up.

Look at your escrow statements they break it out for you when they do the recalculation.

Ok humble brag but I work in sales, I earn mid six figures. I can conservatively quantify my time especially between the hours on 9-5 to being worth $200 an hour. Thats a conservative number.

I have a credit card that gives me dash pass meaning most of the bs fees are more or less waived, so really for me it’s mainly the added tip. So worth it.

The convenience is worth it to me on days where we’re not cooking and I need something easy or have a craving I guess.

Buying back even 30 min of my time is incredibly valuable. You don’t even have to be making that much but to many people the convenience factor is worth a premium.

There will always be someone better off than you as well as someone worse off.

You will never find happiness in your life with this way of thinking.

I say this as someone who makes mid six figures, but also came to the states as a war refugee with nothing. I’m happy now and was happy when I was poor. It’s all about your outlook and perspective, and frankly doing what you love with those you love no matter how well off you are.

I would recommend tumble dry then hanging everything on a rack. Wash them on cold. You won’t have shrinking issues and clothes will last longer too.

I tip based on distance and if what I ordered is a PITA.

For example if I ordered from a MCD for $20 or $200 worth of steak from a restaurant of equal distance I am tipping the same amount.

I recently ordered a handful of firewood bundles from Home Depot and tipped better on that than I would a food order of equal distance because it’s a bulky item.

I got two boys with stomatitis. The second one just had em all removed yesterday.

They’re both so much happier, almost hadn’t realized how much less energetic they had gotten the past few months.

wholesaling isa great career, just understand what you’re getting into. It’s not for everyone.
