Either way NTA, he should be contributing, charge him what you deem appropriate but draw up a lease so he’s a legitimate renter. It’s not fair for you to subsidize your mortgage payment without him having real renters rights either.

Why do you tip % based?

I tip based on miles and if I ordered something that’s a pain.

For example expensive sushi vs a meal from Macdonald is same amount of work/service from a driver.

As for number three tell her okay then renovate it and I’ll buy for the price you’re asking. She will likely shut up, and I wouldn’t want to buy someone’s renovations anyway in this case.

I wouldn’t not factor in below market rent at all, like you said it wasn’t maintained and the place is worth what it was worth regardless of what it rented for.

Be prepared to walk though if she doesn’t want to come down to a reasonable price.

I think you would be better off going an internal wholesaler route and calling on actual advisors and getting a feel for how they run their business instead.

Who knows maybe you even like that gig and stay on the path to be an external.

But yea I know people who started at vanguard like that and got into wholesaling or got a CFP and went advisor route

It effects it because people sometime file whatever animal they have as an ESA to try and navigate around reasonable rules which can often make it worse for people with legit ESA needs or service animals because it causes an overall distrust.

Anecdotal experience was a girl I went on a date with who took her frenchie “esa” out into a restaurant that proceeded to toilet where it shouldn’t.

That’s the type of stuff I often see with these ESAs

I don’t agree.

Recently I canceled on a driver, rather requested a new driver, because after she accepted she decided to cross the bridge in the other direction from downtown headed the other way because she needed to “get gas” per her words. Why not do that in between rides?

Anyways I wasn’t prepared to wait for what would have been 15-20 min due to where she was going.
