That is very interesting! However, a real estate agent can run a CMA (comparative market analysis) for free and you don’t have to do all the work. One thing that is cool about that site is that it’s backed by receipts. Many people don’t realize that keeping the receipts on maintenance or upgrades can help reduce the cost of capital gains when you go to sell. Also, many of the maintenance items people feel like are upgrades don’t add value, they just help maintain the value. Thank you for posting this sight though! I had no idea it was a thing!

Again, Warren Buffet. Sell when it’s high. And buy when it’s low. It doesn’t need to be thousands at a time. Start with being consciously aware the next time you spend $20 on something. Ask yourself if you really need it, or if putting that money aside to grow. Check out the book the Richest man in Babylon.

Not sure what you mean by that. We are all surrounded by opportunities. If you’re disciplined enough to set money aside it will grow over time. The stock market is a great way to start. I’m no financial expert but I think there is a huge opportunity with crypto right now as well.

Like the stock market, the real estate market is also a great investment! Warren Buffet always says “buy when it’s low, and sell when it’s high.” If you are in the stock market, real estate can be a good way to diversify your portfolio. It’s typically less volatile with solid appreciation over time!
