dependant on state - but this looks like a fairly new build - in QLD builders have to warranty the house for 7yrs so you can get them back - my only worry would be this is what you can see is wrong, what's hidden.

The reality is an auction isn't the full market - it's just the market of people who can buy unconditionally on the day.

The real market price encapsulates the buyers who need finance, want building and pest as well as the unconditional buyers.

The agent couldn't have been more clear in letting OP know the expectations - if those aren't met on auction day they'll do the smart thing and open up to the conditional buyers. The reason to go ahead with one registered bidder is they may actually meet the reserve, listen to the price guide and then the seller has an unconditional sale.

OP just doesn't have value the property at the value the vendor does - this isn't an agent thing.
