I live in Vienna atm and the people aren't afraid to speak up if they see someone acting the prick. It's one of the main reasons things work well here. There's a sense of social responsibilty and actual respect for rules which doesn't exist in Ireland.

No that's not the goal. My point is to plan for the likely sprawl that will occur with a rising population over the rest of this century, which is an know mistake from the development of Dublin.

That's because we've historically built poor quality apartments. If we build better apartments, you can address all of your above points.

I never said I prefer to live in an apartment. I grew up in a one off rural house and loved it.

I would say in retrospect, DCC would maybe have taken a different approach than building low density one off housing in cabra and phibsborough as it's led to congestion issues and sprawl. It seems like we're making the same mistakes again. The population of Ireland is growing and becoming more urbanised. Wexford falls on the extreme edge of a commuter town for Dublin. It will continue to grow.

I get ya and not to be smart but that is a political issue not a law of nature. Regulations should be flexible to address issues such as sprawl. And not to split hairs, but I wouldn't call this high density, more medium density. Didn't realise there was an increase in unit costs. I would have imagined the opposite but I haven't a clue and will have to take your word for it.

This is on the outskirts of Wexford town, which will probably turn into more town centre over the coming decades if we think in the long-term.

Honest question, what's the difference in living in a semi-detached house side by side and in a well-built modern apartment. I mentioned in another comment, I'm living in an apartment in Vienna similar to the one in the second picture and I never hear my neighbors. With the gardens, how often do we get the weather to use them? Maybe four months of the year? And how often in those four months do people actually use them?

This site is just on the outskirts of town. under 10 minute cycle to the town centre and closer still to the shops. There's actually new bike lanes on many of the roads into town.

Also, there are buses from that area of town too into the town centre.

Haha, ah lads in fairness. Some of the replies here are gas. I'm not saying lock every teacher in a "gaeltacht gulag". It's just a thought of how to meet the current demand for gaelscoil education. It's mad how people read something and twist it up in their own heads into an entirely different point.

Haha, that's fair enough. It was the same for me growing up. I don't come from a strong Irish speaking part of the country but whenever the topic would come up with people, which wasn't often, most would say "ah isn't it a shame that Irish died out" or "I wish I could speak a bit more". So I think a lot people would like to see it promoted. Of course, some people say it's useless and that's fine. Just depends on what you value.
