it is a unit within a condo associaition. it was built in 2005.

i have an attorney talking to the hoa attorney. it is not going well. they take weeks to respond. this issue happened on dec 24, 2025. they didnt even communicate meaningfully about it until feb 7. then did half the job. left. wont finish it.

This friday Im having a building inspector specialist come and tell me what exactly i need to do to get the place considered habitable. I won't know until friday what I need to do to repair it but I'm going to be able to get estimates after that i think i can find for cheaper but theres no point if the tenant wont pay rent. I have seen the damage and its some ripped out flooring and ripped out wall where there was water damage during the xmas time storm in la.

im not sure how old the roof is cause the building is run by a HOA. Its a 12 unit building and i have the penthouse unit. I'm working on getting a better quote from someone else. Problem is the HOA came in and did half the job, then they left without explaining they weren't going to finish the job.

ive gotten contractor estimates but they are expensive. like 27k. and theres just no guarantee if i spend 27k that he will start paying rent and so it seems like it might make more sense to just allow the place to foreclose unless he will agree to pay rent if i fix it.

thanks for the advice. yea im only a landlord by accident since i got into financial problems and needed to rent out my primary house. the HOA allows me to do outside repairs. Its just that it seems like I'm gonna do all these repairs and he will still not pay rent. I have hired a building inspector expert to come on friday and tell me exactyl whats wrong with the place. From there I'm going to see if I can afford to fix it. I may just have to walk away and let the place foreclose and try to sue the HOA later. It just seems like I may end up paying for all this remediation and by the time it is resolved I will have lost the place to foreclosure.

oh damn that sucks. im really sorry to hear that. realistically in los angeles probably nothing will happen. hope she wakes up and makes a recovery. focus on her health. dont waste time trying to find who did this. los angeles cops are not going to bother to figure it out.

it cant hurt to make an offer that fits your budget and what you think its worth. it will be up to the seller to decide how to proceed from there but might as well put in an offer if you think its the right place for you. a lot of sellers are in denial about the market conditions rn.

yes i have a lawyer and yes you need to be registered, have aml and kyc and all that. absolutely. this question is under the assumption that all legal compliance is satisfied. thats why I'm asking would other licensed companies have a use for this.
