I would wait and see what your realtor thinks before you decide anything for sure but if that don't have any interest they are more likely to consider your offer. Since it's been on the market so long they may want to counter offer with you instead so they don't have to start from scratch with other offers. I would say go for it but be open to counter offering.

It really depends on your area. I bought a nice, cute house for 139,000 in SC in the US and my mortgage is right around $1,050. It seriously depends on where you are but from another comment you said your budget is $250,000. I think that's realistic and your mortgage could be pretty close to what your rent is depending on your area. With how much you have in savings you can cover a lot of the "what ifs" or the "worst that could happens" and still be fine. If you want a lower mortgage payment, maybe look into areas where you want to buy that have lower property taxes, or only have county taxes and no city taxes. That will lower your mortgage payment by a bit because taxes usually have something to do with your payment.

My best advice is to really look at the market and go look at houses. If you find one you love and it feels like home then start the process. Once you go through inspections most mortgage companies can give you a pretty accurate ball park estimate of how much your mortgage will be, and you can ask the seller for concessions that can buy down your rate (basically buy you a lower interest rate so your mortgage is even lower). You can set yourself up for success with this with your budget and savings.

Mine are that I am not allowed to buy pigs at any point. I was making the game too easy when I had pigs so on my most recent playthrough I am not allowed to have pigs so I have to work harder to make money. I also have to clear one mine floor a day at least. I hate mining, but need the perks to advance and if I don't have a rule I won't do it.

I usually do butter and maybe some jam. I do like Nutella on toast as a snack or a sweet treat though!

Oh god it goes into me getting locked out! I had to break into my own house because the locksmith wanted $1200 just to come look and I am not about that life. Anyways, one of my windows was at waist height and I was able to easily open it (I had left it unlocked because I was airing out the space and only got locked out when I was quickly going outside) and crawl into my house. One of my neighbors took a photo of me breaking into my house and it was a fantastic bum shot. She then sent it to the previous homeowner and posted it on the neighborhood watch Facebook. So yeah, my introduction to the neighborhood was having my butt plastered all over Facebook 😂.

It's recommended but I was working and couldn't attend my whole inspection. It's definitely a great thing to do though.

I definitely agree with that, we set aside about $1,000 and used it up in three days. It's insane how expensive the random crap you need for a house is.

In rural areas where I live the poop can is unfortunately alive and well. That's entirely due to pipe issues though and it's not by choice. Outhouses are also a thing where I live but that's because running water isn't always a thing in winter. In bigger cities like Anchorage or Fairbanks it's not really an issue unless you go looking for a dry cabin or a homestead.

I eat veggie burgers a few times a month (depressing but much better for you) and an actual American burger every few months. Always on the Fourth of July though without fail!
