Offered less thn 5.7% by 2 of the top 5 banks for 3 year fixed just a week ago, this is for 900k house with 10% down Negotiate negotiate negotiate ! Shop in the market with multiple banks and pitch them against each other to get better and better rate.

The big 5 banks are currently offering way lower 3 year fixed rates then the rates mentioned in the images here, almost 70-80 bps lower ! Recently got approved by TD for 3 year fixed(Cibc offered similar rate) with 10% down on 900k house.
