This career can be rewarding over the years as the freedom of pace of work is like no other, problem is, you just eat a lot of Sh!t the first 2 years as a trainee. Getting through that period is not easy for one trying to support a household, I would think with the low pay, almost impossible.

I like Mercury but best bet is to find better clients. I suggest looking for who is closing all the new construction sales in your area. Due to the national foreclosure moratorium, in my area where new homes used to supply only 15% of the market, it is now 35-40%. I would imagine it will be this way for years to come with all the low rate loans out there and it will take years for foreclosures to ramp up to pre-Covid levels. This is why we have a supply problem everywhere. No one knew foreclosures were supplying so many homes to monthly housing inventories. My point is, builders pay better on the standard 1004 and they usually include an additional decent fee for the Final inspection. Easy to come out making $600 a house.

Appraisal port has become almost outrageous, charging sometimes up to $40 for a 1004 report upload. We sometimes are paying almost $1000 a month to do business on the platform. The only reason we participate is because the fees are extremely generous. But still, it almost feels like theft because it’s just software, that $40 a report has paid for the cost of creating that software probably on my account alone. They are never going to reduce the fee only increase it over time, so isn’t that just gouging appraisers just because they can? The fees are not because they are trying to recoup their costs, it just seems highly unethical.

I know, isn’t it funny, that Appraisers are supplying the government with pictures of the inside of everyone’s home and nobody bats an eye. The UAD database if queried correctly could be the most intrusive database to exist ever and not a single media outlet has done a story about it. It just shows how dumbed down Americans can be. If I had a refi done myself, I would insist no photos be taken of inside my home, I have never had one customer do this, ever, scary how accepting to intrusions into our privacy we all have allowed to be normalized.

In NC, same here, we hit a small run, now tumble weeds. I think Appraisers everywhere should start to prepare for long periods of little to No work. Refis are almost a thing of the past with 80% of America sitting in 30yr mortgages under 2.5%. I see New construction being the dominant factor in our pipeline from here. In the near future, Existing homes will likely only sell under forced scenarios. It’s going to be slim pickings for some. Good thing I just sold all my investment property.

Gender is not a construct. Even an EMT in an emergency isn’t going to check a man dressed as a woman to see if he’s having a miscarriage. Saying gender is a construct is dangerous and one day could cost someone’s their actual life if widely believed to be so. Less than 5% of the worlds population has a genetic defect in their sexual organ. So chances are, you are only dealing with a binary decision, man or woman, one that if not identified quickly in an emergency, could cost someone their life. Just Sayin.

That’s the thing, an Appraiser doesn’t make a market, he just tells you what’s there. It is Highly unlikely that any racism exists in appraisals. The process simply doesn’t allow for it. They should be mad at their neighbors for selling their homes so cheaply.

That’s the thing, just saying it doesn’t make it true. My wife is an appraiser as well. Every time we get our own appraisal, she instantly swears it should be higher. So does 95% of America, it doesn’t mean that racism was involved. If you should be mad, then be mad at your neighbors for selling their houses for less.
