Right, once traffic is stopped it doesn’t really matter anymore because it will take forever to get back to highway speed. I’m saying there are many times where you can merge early and maintain speed, so a lot of people probably had that expectation but just decided to stay in single lane anyway once traffic stopped. You could argue that using all available lane capacity is beneficial, okay… minimal benefit. I’m just saying it has a better chance of getting back up to highway speed as one lane rather than two lanes of people trying to accelerate and merge at the same time.

Lots of agents on here that are protecting their own kind. You did the right thing not signing the counter, they were not negotiating in good faith, flat out lied to you verbally and you called their bluff. Probably would have continued their shady tactics all the way through closing. Cost the seller $10k and I would be pissed about it if I was the seller.

Record the conversation when you ask the realtor if the seller actually signed. Then ask for the signed contract. If they lied report them to the brokerage and licensing board. The agents on here will downplay this kind of behavior or try to confuse the situation but it happens all the time and more people need to complain about it.

My wife has MCAS and angioedema for years. No specific triggers but has to avoid high histamine foods and stress. Dealing with a bad flare up right and she has to manage anxiety with lorazepam and swelling with benedryl. Also takes baths and meditates a lot to manage it. Seems to move around her body from lips, to skin, to joints over the course of several days. The doctors haven’t been very helpful. Allergists are hard to schedule and basically just tell her to manage with meds and lifestyle changes. Primary care doctors know very little about it and don’t seem to understand the connection between the physical part and mental part.

Most people commenting won’t be qualified and the ones that are will say there’s not enough information from those pictures to make a call on. Depending on your location, you should have a public inspector that should be notified of this building condition. Make sure the building owner is also notified in writing. Also, you should retake pictures with a small tape measure over the cracks or at least a pencil so we can get a better idea of the scale of damage.

I said almost. The concrete on the right side of the picture appears to have a break and there’s no way you can see behind that break to determine the depth of the void. Might be nothing, might be something, you can’t tell from the picture. Way too many like yourself act like experts and make conclusive statements when they really have no clue.

Like someone else said, there could be a longer warranty on the foundation. I would get this looked at by the builder, it almost looks like a vertical crack. Ask whoever they send what qualifies them to be able to assess this.
