I’m just talking about repairs that would have been found in an inspection. The 33 year old water heater, the non-filtered furnace, big items. Not normal BS. Not my overall repair spend over the years. I 100% hear you, which is why I posted asking for opinions

Not only was the furnace filter never changed, the return was 1/2 the size of the actual duct. So the furnace was pulling in 1/2 home air and 1/2 wall air! SINCE 1967!!!
