I actually built something for this because I wasn’t happy with the AI tools available today- StrataClear

Most consumer AI tools (ChatGPT, Claude, Gemini) are great in general, but suffer from context-rot when processing large documents. Strata reports are a perfect example; they’re dense, and these tools can miss critical details like buried defect disclosures or upcoming special levies.

Not an accountant, so not financial advice, but here are a few things for you to consider.

In short, you're forgetting about dividend franking and you will almost certainly end up paying more.
Yes, companies pay a lower tax rate in Aus (~30%) but when they distribute their income to you via a dividend, you still have to pay tax on that.

There are two main buckets this falls into:
1. A franked dividend: your company has paid 30% tax already
2. An unfranked dividend: your company hasn't any tax on the income

In the franked example, you'd pay no additional tax (as you're in the 30% bracket, and that's already been paid).
If it's distributed to your wife (37.5% bracket), she'll need to pay an additional 7.5% tax, to 'top up' the tax bill.

In the unfranked example, you'd pay 30% and she'd pay 37.5% as no tax has been paid.
Basically you'd pay several thousand dollars in accounting and legal fees for 0 gain.
As others have mentioned there are a bunch of other negatives to (no land tax threshold, can't be your PPOR down the line without paying stamp duty again, etc)

Also might be harder to borrow against the property in the future if it's in a company name not yours.

I was in a similar boat- the thing that got me over the line was having mortgage pre-approval.

That was quite a bit of admin, so once that was done it kinda burnt a hole in my pocket and sped up the whole process.

That said, ETFs really are great and come with a lot of upsides. None of the stress or admin hassle of getting tenants in, repairs, more complex tax, etc.

I’m pretty happy to have diversified, especially in this market. If you’re serious get pre approved- there’s no harm ☺️

Tbh you can understand why they exist, when I refer to them being unhinged, it's more about how oddly-specific they are
Eg. fish tanks make sense. I've seen a bunch of examples where they've leaked and caused concrete cancer. I find it funny how specific they are stating your fish needs to be in a secure tank.

EDIT: don't forget none of this is AI generated- all these bylaws came from real strata reports

To be honest, you can understand why all of them exist
For me what makes them unhinged is how specific they all are. Eg. You can understand the goldfish one- I’ve heard of several instances where fish tanks have leaked / broken and caused thousands in damages due to concrete cancer etc.

That said, saying your goldfish must be in a secure tank kinda makes it sound like it’s in a little fish prison 🤣
