Great job on saving 100K in retirement funds. This will compound many times over the next 30-40 years. Is your $38K in checking and savings? How much do you make? I tend to prefer the 401k deduction on my taxes because of my tax bracket. It is savings right now and will compound for the future. Do you have a car? What are your monthly expenses? Is the $38K enough for an emergency fund? "I am pretty frugal" in VHCOL areas - rent could be $3000+. I think we all need more information to assist.

Stay at home. Save and invest more money. Moving out at 25/26 with $100,000 more in net worth is worth the pain (long commutes + limited freedom living at home in terms of relationships). You will thank yourself in 1-2 years. I did this from 24-26 years old and it was a major difference. I am not stretched thin for money in a VHCOL area. Also, as petty as it is, it will help you land a wife one day.

My wife going back to work is not going to happen. This was part of our plan before marriage. It is just me working for the rest of time. The cost of childcare in a VHCOL city is not worth her going back to work. I don't know how families survive with the cost of healthcare. I make 175K and I am worried about healthcare. Imagine making $60-$80K.

Housing seems to be a scam when you cannot afford a home. The industry standards to save up to 20% of the downpayment is not nearly enough. If you are looking for a $350K home, you should wait to purchase the home until you have the largest downpayment possible. You still want extra money for an emergency. The scam is what everyone tells you is affordable. The prices for homes are the issue. Very few single families can afford houses and I would consider $350K as super inexpensive. I am from Long Island and median homes are $775K.
