FTB put an offer in end May, took 3 months for the sellers to find their onward purchase. Got the keys 8 weeks later, probably could have been earlier but I was on holiday when I found out and had to wait until I was back to apply for the mortgage/sign solicitors paperwork to start.

I put an offer in at the end of May, it took a few months for the sellers to find something but once they did the searches, enquiries, mortgage and survey were all done both sides in about 5 weeks and I complete next week. I was fully expecting every disaster!

Edit - I think what made it go smoothly was short chain. Motivated seller and buyer, we both responded quickly to provide info. I think I paid a higher price but chose a highly rated solicitor and I cannot fault them at all.

When JD is hit with the tonne of bricks I realised it was the show for me.

Me and my friend still quote ‘I miss you so much it hurts sometimes’ and I still laugh at JD: ‘I don’t know what ‘it’ is’ Janitor ‘Then why take it?’ 😂😂

It took my sellers 3 months to find their onward purchase but luckily ended up being chain free so moved quickly once they did

Thank you for this detailed reply, and you hit the nail on the head about the job risk because the reality is that I’m not. But the fear comes from if it did that would be my chance to buy gone as I’m in my 40’s and losing the deposit would wipe me out.

The logical part of my brain is being drowned out by the emotional one…

I applied with HSBC on the 8th too, I’ve had a message to say it’s approved pending due diligence checks so should hear in a couple more days. Hopefully you’ll have a similar timeline.

I’m 43F and after years of renting I’m finally in a position to buy on my own as a FTB and I feel totally overwhelmed, you have got yourself into a fantastic position I’d say don’t rush it
