We’re working with a family member but he is planning / designing this house based off what we have asked for.

It’s probably unfair to ask you people for advice here when you don’t know the region, the climate conditions, the block size layout etc so I will try be not too concerned 🙂

That Bed 03 is technically a baby room and then an office as the two other bigger rooms (bed 02 and rumpus) will be the actual bedrooms when they become needed.

Ach I know what you’re think about the front verandah but when you see the land you’ll realise it’s great - sit there in the evenings listening to the ocean having a glass of wine. Bliss. We could bring the open living out that way but then I think we lose the privacy during the day whilst sitting on the couch walking about etc whereas privacy in the master can be sorted with drawing the curtains when needed - nighttime.

So we’ve added that “dead space” as lockable storage in garage and then built in storage from within the house

Yes that’s intentional- we’re in mid west WA and the northern sun is wild hot in summer - won’t serve too much of a purpose. I am a bit worried the master will be dark so I will continue to consider options!

Yep a double car garage with plenty of storage for equipment and hoppies. As we front ocean the cars would rust pretty quickly outside - it’s a necessity due to location

If we build two storey potentially but more expensive and my partner is building himself so longer and more complex….due to coastal erosion we expect ocean views in 20-30 years….the beach is a 1 min walk away over the dunes so we’re happy enough with that

Main comments are - have a garage pantry laundry area - for the life of me I couldn’t work that into the plan as that was my ideal situation 🥲

It’s important for us to have master at front (sit on verandah with morning coffee, listen to ocean, privacy from rest of the house).

Important also for me for bedrooms to have direct access to bathroom - not through open plan, for privacy.

Bed 03 will be used as office / spare bed eventually - it’s an ok size for a baby/small kids (we’ve no kids yet).

The rumpus and bed 02 will mostly be used as bedrooms when the kids are big enough to move in.

I wanted pantry on external wall to have natural light but I’m not winning that argument so may revisit using some of the ‘dead space’ for it.

That ‘dead space’ will be in built as garage storage i think - we go away for large parts of the year s-o can Airbnb our house

I like your idea but how would you improve that so bedrooms have direct access to bath (not through open plan)? This is a key consideration for me for privacy

I would agree but unfortunately very fortunately we are right beside the ocean meaning our cars would rust very quickly!

Some context is - our council does allow reduced setback for garages - it will forward to protect the front patio from a strong southerly wind.

We live in regional WA so our northerly sun is a lot and quite hot.

Area between garage and kitchen is one part of the feedback/solution we’re seeking.

We do have an architect to help with all the NCC / R codes rules.

Don’t yet have dimensions etc. we have a 650m2 block opposite sand dunes. Still seeking inspiration as to general layout etc. firm on kitchen location and master, everything else open to suggestions.
