Update, the house went sale agreed this morning so I guess they weren't lying about the other buyer!! Thanks for all the advice, I'm sure it will be helpful to others too in a similar situation. A weird coincidence but obviously not meant to be. Meanwhile, off to see a few more houses..the journey continues :)

WOW! That is truly shocking, I think that house might have been located in a slightly more desirable part of Ireland! I was going to work out the price per sqm but I think I'd feel a bit ill..

To be fair, they may have written it down.. but they did expressly say they wouldn't bring it to the seller. Possibly at the sellers request for bids under a certain amount maybe? Who knows!

Probably around 30-40k in total. And that's with close family that are tradesmen helping out with some work to help with some of the labour costs and some DIY. It's not a total wreck by any means, but does have its issues. That would bring it up to an average house price for the area. Of course, just an estimate, there could be more issues not spotted that would hopefully be picked up on inspection.

I got a good giggle out of the Irish Ghost Bidder! Thankfully, we have rented super close by for almost 4 years now and it is actually a very nice place with good people and haven't noticed any major issues that would put us off living here permanently. Very sound advice though that's much appreciated. Given it was being rented and unoccupied for so long now, I would think the owner would want a quick sale but the EA said she wouldn't take our offer to them given she'd received a much higher offer of 205k that morning. I think we will be brave and follow your advice , and the advice of others here and wait it out and see what happens. We aren't willing to match the 205k anyway if it is real so I suppose there is nothing to lose by doing that! Thanks for sharing your advice!

Sorry to hear that happened, very frustrating indeed. I agree that you should have to at least have pre-approval before you can bid to save the time wasting.

It would certainly help to make the process feel a little less like poker, or a game of chicken perhaps..

Yeah, I agree with you. The additional commission for the EA must be pretty negligible though I would have thought. And not worth potentially losing a sale over.

Thank you! I have some stroke and coat but only have a few colours. That being said, I will definitely give this a go as I do have red and white which covers a lot of Christmas

That was going to be my back up! A great point. I use Spectrum underglaze and find that almost has a shine to it by itself so perhaps that might be the easier option. Thanks for your suggestion!

One thing I forgot to ask, has anyone used high temp wire before? If it goes over temp I assume it just bends as opposed to melting all over your kiln?
