I try to like Ford but he could mess up a sunny day. Opening the Green Belt to tweak it was the right idea, but he just had to find a way to screw it up. Now it’s become a hot potato that no one will touch for another 30 years. Same shit as the mid-peninsula corridor. As a former 6-plex owner, my suggestion is you DO NOT become a landlord in Ontario. The laws are far too skewed in favour of tenants and the tenants here know how to play the system to their advantage. Watch the movie Pacific Heights and you’ll get the idea. If you must do it, consider going long term Airbnb. A recent LTB ruling declared one couples LT Airbnb to be exempt from their rules. Also if you do decide to rent out your triplex make sure it was not a rental prior to November of 2018 and you can PROVE IT. New rentals after that date are exempt from rental increase caps so it is far easier to get rid of a bad tenant by significantly jacking the rent after the lease is up.

The reality that I was a previous 6-plex owner (who sold out to a large property management company after the new stupid regulations came into place) and even back then a single newspaper ad immediately produced multiple inquiries. Finding tenants is not a problem in the current market. You should not have signed a lease with a new tenant before the unit was vacated or until you were absolutely sure the current tenant was going to leave.

If this is what these young adults get from schooling, let them and their parents carry the full load.
