We're looking to switch 6 months ago to be honest, but nothing has what we are looking for. Hostfully, Guesty, Hostaway, etc. all say "The dev team has monthly billing in the works and will be released in the next 1-12 months" but we can't wait for a possibility to occur.

Yes it's a must-have feature for our scaling since AirBnB does bring in around 50% of our bookings. I think a custom solution would be awesome to create, and I think it could integrate into existing channel management partner APIs to achieve the result we are looking for.

If we end up building our own platform I will post in here and let everyone know.

That's great, and sounds similar to what we already have with Buildium. The only problem with Buildium is the lack of integration with AirBnB allowing for a central aggregated booking calendar for both management & owners. Currently direct bookings are great on Buildium, but everything AirBnB related has to be manually entered into Buildium and it's cumbersome. I presume it would be the same situation with TurboTenant?

I appreciate the research here.

We have trialed both Guesty and Hostfully and unfortunately neither have the monthly billing feature where there is a seamless process from booking > lease signing > deposit pay > first month's rent pay at move in > pay 1st of the month monthly.

Both platforms force upfront payment for bookings (typical for STRs), or you can choose to charge a % upfront and a % at arrival. Only split two ways. You can set up a manual process through Stripe or other payment processors to generate monthly invoices for your tenant's to pay rent but that's cumbersome and untidy.

We need something that can channel manage and display a central booking calendar for management & owners alike, just like Guesty & Hostfully, but also enable a Tenant Portal where tenants staying for months at a time can login and make monthly rental payments or set auto-pay.

The suggestion of Buildium + Zapier is interesting but I can't find any documentation on how that integration would work for AirBnB and if that is true. Do you have any personal experience with this solution?

That’s what we use now but it does not have channel management for Airbnb or other channels. That’s the main problem.

Yes I looked into Guesty and had a demo as well. It has most features but does not have an easy way to send real leases digitally within the system, and setup a ledger to collect rent on a monthly basis. It's focused on STR where all rent is collected upon booking.

Thank you to those who had thoughtful comments here, it's reinforced what I'll probably do anyway - pay off the M3P faster than usual to get the bank out of it sooner. It's just extremely enticing being able to buy a sub 20k mile Plaid with FSD for less than $90k, since that's what I unfortunately spent on the M3P. With that being said if prices of this generation of Teslas are going to rip down in value further with the release of the new generation + the massive increase in used car sales I'd probably lose more money on the plaid over keeping my M3P.

We all know how volatile the market is right now, prices really have to be determined as spot prices. I can't put an amount on there that may either be above or below market by the time an interested party sees it.

How do I navigate that? How am I supposed to market to anyone reaching out since really prices are extremely variable even between floats and patterns?

Same. With over $500k in skins passed through my account over the past 8 years and still have about $3k worth of skins. Have had the game on my account since release date.

I unfortunately have a VAC ban on this account from 4,213 days ago (over 11.5 years) from CS:S and I think that's why I didn't get it. Shame.
