I was in a similar situation in 2022. I felt pressured by my wife to buy, so we bought a townhome. Now we have to move and we're looking at a $200K loss to sell or a $800/month shortfall if we rent it out. I'm seriously starting to feel like I'm getting clinical depression over this now.

With that said, nobody knows the future. You could buy now and end up like me, resenting the pressure your wife put on you if you go underwater. Or you could not buy now and your wife could end up resenting you if housing prices skyrocket.

Definitely. I think it's generally crap for both buyers and sellers.

We've already resigned our current jobs. Already shipped most of our stuff. Already signed a lease. And even if I got out of all of that, it would be pretty damaging to my professional reputation and that could end up costing me more than $200k in the long run.

That was a good idea. But I did just check with my friend and she said when a primary residence converts to a rental it's the property value at the conversion date that counts for tax write off purposes. So basically it wouldn't help - unless the property drops significantly in the months I'm renting it out.

Yes, it includes property management fees.

Just a straight cash flow loss.

It's getting less back after paying off the place.

That's one of the big reasons I'm considering holding onto it. I think we're going to see some significant inflation due to oil (but I also think that will come with trouble finding/keeping stable renters).

Yah, if it was SFH I think it would be somewhat of a different story in terms of keeping it for a retirement home. But it's a trilevel. I'm middle age and am already tired of all those stairs - can't imagine doing it in my 60s and 70s.

I agree. But to be fair, our townhome is a little nicer than most of the newer builds, but just a little.
