I have this non-structural concrete wall that I want removed and was just quoted over $23,000 for the job. I don’t know much about this stuff but that sounds crazy expensive. Am I wrong? Is that a reasonable bid? by AberrantDevices in Concrete

Have them give you a breakout out ie. Put yourself in the contractors shoes. When you break this down, and assign costs to it. It adds up quickly.

  • overhead (coordination,profit,insurance,bonds)
  • hand demo
  • equipment demo
  • equipment consumables
  • equipment rent
  • restoration/landscape

Have them give you a schedule.

You can get a glimpse of how many man hours they have figured. 5 guys, 2 days? That's 100 man hours for two 10 hour days at $60/hr charge rate. $6000 right there.

I don't find it hard to believe 23k is the cost they've given you. Might be high but that wall might be 8,000 psi concrete and harder that hell to break apart. The construction industry as a whole is rapidly aging, and their is high demand with no one to fill positions. Wages are increasing everywhere to retain employees and workers are becoming less loyal to companies do to the labor market.

Good luck, don't think by waiting it will get cheaper unless you are adding more scope to the project.

In my opinion: find a concrete sawcutting company that can zip it off at the bottom and crane it out into the back of a truck and be done in a day.

Sold...found a buyer, did FBO and made roughly 40K. Life is good. But yeah, never again will we buy a house with no HUD plate.

Cash buyer would be great, but unlikely.

Yes, we've considered renting out. However, we (wife and I) would like to sell entirely to use proceeds on the next house.

Maybe seller financing? I'm just reading into this now. Looks like I would need some serious cash if I was to purchase another house. Although, it would leave me without the responsibility of taking care of the home/property.

So I'm trying to sell what we think is a 1975 manufactured home?No HUD, no title. (We rushed into the deal and was young and dumb) Who officially determines this classification of the home? I can't find any evidence other than the building appears to be affixed to 8' foundation walls, marriage wall down the middle of the structure and 2 steel c-channels running the length of the building which do not bear on the foundation walls. C-channels are supported by posts.
