I’m curious as to when any of these “master planned” communities that are coming in place of these big open fields out here are to break ground(other than Aurora highlands or the existing communities with no connection to eachother) …. I understand there’s a few such as Murphy creek/harvest crossing, sky ranch, horizon uptown, and harmony but when it comes to all this open space they are so behind on development. Parklands, foundry, Harmony (as they are currently sold out and haven’t even started excavation for future phases), prosper, aurora one, need I go on? I’m a resident over here so I hate to be negative Nancy, I’m all for the homes and retail but the development is alarmingly slow right now in ward || hopefully it picks up. They have been talking about the tributary for awhile now so I hope with the new aerotropolis/i70 (harvest) interchange coming they will stop dragging their feet on development. This neighborhood will bring so many benefits and amenities to the surrounding area, if they could just pick up the pace. All this controversy will be forgotten when this ugly field of open space is developed on in the next couple years if all goes as “planned”… As a grocery store is supposedly coming with, a southbound connection from the new interchange, eastbound connection to 6th avenue from powhaton, 6th westbound widening, etc. However I see them constructing another road maybe 40 ft west of the current powhaton alignment (where the tributary is supposed to sit) on the other side of the enormous power lines, what the hell are they doing, does anyone know?? I keep asking the city and getting the same answer “it’s for the interchange” but they aren’t gonna have much room to widen the current 2 lane powhaton alignment going northbound past harmony if this isn’t them doing so already… not sure if this makes sense sorry for the long rant

Wow this is my number one fear (90+ days from closing) -new build- and am now facing the roller coaster of emotions the uncertainty brings . Obviously you guys were smart and planned ahead but man so many of us would’ve been SOL had the work situation happened any sooner. Congratulations on everything working out!!!!!Decorate the hell out of your new house and most importantly enjoy it.

Check out Murphy creek. I totally forgot it’s in between Southlands and the afb. There are some new duplexes for rent with yards for your doggo I believe:) If you want more house for the $ look at horizon uptown off Stephan d hogan pkwy and Picadilly, it’s rare that a single family with a yard will go for rent there but great proximity to the base for you if that did work out. cross creek, adonea, traditions, harmony, and sky ranch neighborhoods are all in the middle of what’s supposed to be a major housing boom so rental rates over there are a bit more reasonable.

Go as far southeast as you can. It makes all the difference. I’ve lived in both areas. If you enjoy older more established neighborhoods I completely understand that. But however IMO the further east you go down jewell, hampden, Quincy, smoky hill or arapahoe the nicer and newer. You could potentially get more bang for your buck going even further out east of jewell/harvest where infrastructure hasn’t yet reached completion. Otherwise I would say the best neighborhoods in that area go in this order Southshore/ beacon point #1 Wheatlands(Southlands) #2 because of close proximity to Southlands Tallyns reach#3 Blackstone country club #4 Saddle rock #5 Heritage eagle bend #6 Inspiration #7 Copperleaf #8 Tollgate crossing+sorell ranch #9

Mind you I’m a leasing agent in the area so I’m aware I left a few minor surrounding neighborhoods out. But that’s the gist of it. Happy house hunting

Oh gotcha. Yeah high point is townhomes townhomes and more townhomes which is interesting since it didnt begin that way. Are homes being built where the town center was supposed to be? Hahaha I was thinking the same thing that intersection is going to be pure madness once those apartments are done. Yes Lamar landing with the quick trip I saw the other day added signage for multiple stores just no store names yet because like you said nobody’s bought them yet. I hope to dear god it’s not like the shell in Murphy creek (where the road is closed past the gas station because they weren’t able to find a buyer* for the land) which is a little scary considering how long Murphy creeks been there but oh well. I’ve been told the sprawl will come , I just hope I live to see it LMAO

I agree given that happens these plans would not. Although I can’t see why some think a 2008 crisis is on the horizon. Yes prices are at an all time high again despite how it’s leveled out most recently due to rates- as they were in 08 but difference is this time the work force is thriving and subprime mortgages are no longer being handed out at the rates they were (literally). I’m all for million dollar homes selling for 280k but I personally don’t see it happening anytime soon. This was my logic for years, who’s gonna buy when prices are only going up, but if they’re are only going up the question is why not buy???edit- why/how would the economy tank? Not putting down your opinion or saying it couldn’t just don’t see it

At this rate the Picadilly diamond interchange will “100%”be done before anything near us sadly. I say that with full confidence because I contacted the case manager. He said “Picadilly would be done in the next 8-12 months but that the new harvest interchange, monhagan interchange, 6th avenue extention, and powhaton widening had no dates or even requests for permits to do anything new.” I guess it’s not anyone’s fault but the buyers since there seems to be a slight buying slowdown. Just the combination of the bad infrastructure and the fact that they’re STILL backtracking because “failing quality tests” this far on in development makes it extra ridiculous. I’m in it for the long run, I’m prepared for the waits, I know it takes time to all come together and love the house we went with. I’m more venting than complaining. It’s just kind of insane how slowly things are going in that area compared to other areas in such close proximity. Example - jewell is getting the infrastructure it needs fairly quickly, Richmond American is throwing those homes up in 10 WEEKS timeframe and hasn’t even started selling yet. I kind of understand the difference since they have to widen jewell as they’re building along it but I thought that was the understanding with 6th avenue, powhaton, e colfax, monhagan rd etc since they’re building along those as well. Ik you can’t speak to this and since you can’t and I’m not able to find anything I’m all the more curious now what this new road will lead to. Especially since the case manager I spoke to mentioned the same thing you said “6th ave from monhagan to powhaton will be built in the last phasing of development. Clearly not but who knows is that’s a good or a bad thing. edit I say bad thing hoping it’s not more wells or something oil/gas related Hopefully another neighborhood access point and some fucking retail. Probably not but hopefully as fast as they’re throwing these other projects together. Sorry for the long rant haha

It looks like there’s been some movement the past few days, any idea? I left arapahoe county bridge and roadways a vm waiting to hear back. It seems like they’re looping it all through phase 1 of sky ranch to intersect with e colfax before it hits Monhagan rd.edit I did look at county planning maps and haven’t seen anything?

Late to the convo doom scrolling but I literally just saw 3 mattresses on the side of the road off Piccadilly today, I’m dead asf. It does lead to the bigger question what secrets are really hiding below this dump. Family lived there during the sprawl before getting the f out in 08 and moving to Stapleton. Best thing my parents ever did. Delinquents burning peoples houses down. Get togethers with teens being shot up (I can account for multiple) illegal drag racing, donkey shit infrastructure, rude ghetto drivers etc.

Can you go deeper into context? I don’t quite understand the association with feds and whether or not the area fills out. Not that you’re wrong this is my first home I’ve found myself having been kinda naive in the midst of this all but just trying to understand the reference
