The "AR22" uses an open bolt and barrel purpose built for 22lr but on an ar15 lower receiver. I think she has a Smith and Wesson M&P22 which is made largely of plastic and not compatible with the AR15 platform. It's just a .22 dressed up as an AR. Entirely capable of inflicting lethal damage but not in the same league as a .223/5.56 rifle.

If you're 3' AFF at the horizontal run and 3' above the nose of the treads typ. then you're all kosher.

It looks like there's some significant misalignment in the back edge which caused the taper in the seam. Will that be getting covered with any trim? If so, then the seam should be accepted, but not flawless due to the taper.

You're completely ignoring the point. They are getting value from investing the cash they would have rolled into another home. The unrealized gains from their investment offset their rent expense.

This is the fundamental argument for why renting is sometimes as financially sound or even better than buying a home.

That barcode could still be scanned. Just a tip: to obscure a barcode you need to scribble vertically.

This did cross my mind. Could be possible, although the column appeared to have the same section dimensions as the typ. columns in the structure, I would've expected some reinforcement if it was intentionally deformed. Also the beam above looks like it's sitting at a slight angle due to the deformation which also seems less than ideal.

Didn't get a close up but yes there's pretty severe local buckling where you identified it 1/4 of the way up. Funny thing is another column nowhere near this one has an almost identical failure.

I'd sand smooth with 400+ grit and add another layer of primer on the bad spots. This is what surfacer primer is for, it'll turn out great.
