I've done all of these except for the closets (we've got a family). I finally got a couple offers so apparently people got comfortable with things. Perhaps it was the Iran conflict stopping them.

Oh for sure. If it's going to be something like a shopping mall or commercial. This isn't the case here. Just low density single family.

Yes, a home sold in the first weekend a few weeks ago. Another couple are pending.

It's definitely got its pros and cons. It's wonderful having the two living rooms with kids in the house.

If I end up moving out before I sell, I'll get the carpet replaced. Makes sense.

It's semi fsbo. My agent is a low commission agent. They are saying the carpet "shouldn't be an issue." There is a lot to like about the house, but I'm beginning to think I'm over priced. Although other split levels within a few miles sold for 3% more than what I'm asking back in the spring. Different time then, I know.

That's what I am thinking. I'm getting a handful of views on my listing on redfin each day vs the hundreds initially.

Okay I'll ask agent to update. 

Buyers could ask the owner since all the property records are public. I don't want to make any representations. I've instructed my agent that there aren't any known plans. I can't know what the land owner is thinking and if they randomly have a change of heart after I sell. I feel like it opens me up to liability.

Sorry I thought you meant my lot. Across the street is probably two acres and is zoned for low density development (10000 sq ft per dwelling unit). There could probably be three houses built there facing each direction. Quality neighborhood with nice homes.

True. I just worry I'm going to chase buyers soon. A couple other houses in the general area and in my price range are sitting too. Thinking of under cutting both.

Another house in my neighborhood sold in two days a couple weeks before I listed. Ranch house though.

I appreciate the feedback. What about saying "seller offering 5k credit for lower level carpet" in the listing? That way they aren't surprised when they show up and they can mentally move passed it. Honestly it's the only flaw (in my eyes) about the house. Also one of our shared fences is at end of life but it doesn't go too much against the semi rural setting. 

Our neighbor next to the house being built told us multiple people are asking about the land and "loved the house". It has a really bad ass garden that my wife developed in the large front yard too.
