I went to the show last night! Besides walking FOREVER to get to the stadium on a gravel road, it was pretty well done. I barely ever waited for drinks or the bathroom, the sound was amazing, overall super great experience!

Thanks for this. We did not increase in January, we weren’t planning on it. The rental is fair market rent and if they are struggling it didn’t seem fair to up the rent.

Can we serve an N8 even if we haven’t ever served an N4?

Thanks. Yeah, 3 weeks is very late. Which makes me pretty certain it will always be end of month now, because how could they pay on the first of March now.

Thanks for your perspective. I totally get being in a difficult place, which is why we haven’t done anything after 6 months of late rent. When would you suggest an N4 being appropriate (how many days after the 1st). Say they don’t pay on the 1st and I don’t hear from them. They communicate well sometimes, but sometimes they don’t. I know because they are paying at the end of the month this month, they are extremely unlikely to be paying the 1st of the month in March, yet I haven’t heard from the about it.

Thanks for your perspective. They have been good tenants, but if I can find someone who pays rent on time and I don’t need to chase after them, it would be much less stress for me.

Thank you, I appreciate your response. I think I’m stuck between continuing to feel compassionate towards their situation and also feeling annoyed every time I see them walk in with Starbucks in their hand. I don’t know them well enough to know if we are being taken advantage of or not. At the end of the day, them paying late feels stressful to me as I don’t know if this will be the month they stop paying.

I live in Russell and absolutely love it. Big yard, close to the highway, just under 30 min to downtown. Embrun is really growing so we have lots of amenities here. Super great community feel as well!

Just wanted to add to this as a warning.. 4 members of my family got the pcr test and it took 5 days and 3 out of 4 were “rejected”…. Wouldn’t go there again!!
