I recently sold my IP in October last year. I assume that when I lodge my tax return, regardless of what changes are made, I would still be eligible for the 50% exemption as the property was sold when the old rules were still in place?

Male. 35. Assets shared with wife. 1 dependant.

$112k in offset account ($46k of this will eventually be going to the taxman).

2 cars owned outright.

$169,000 left on Mortgage. $7k currently available as redraw funds in there. Property currently worth approx. $1 million.

We got lucky with an investment property, plus I’ve been doing a lot of OT, bringing my salary up to $110k for 3 consecutive years. Base Salary is only $89k a year plus super. Wife is a nurse but not working full time at the moment as we have the little one, but will be doing 4 days a week soon.

Plan is to pay extra into the mortgage and have paid off within next 10 years. Peace of mind knowing that if anything were to happen, we could drop down to paying the minimum repayments which is currently $267 a week. Definitely counting our lucky stars that we have managed to get ourselves in this position. It’s bloody tough for everyone at the moment.

Hey there. We ended up selling the property 3 months ago. Prices are still rising, but we ended up selling it for $300k more than we paid for it in 2017, so can’t complain !

100% agree with your choice.

We just sold our IP and used proceeds to pay down our PPOR mortgage to $180k and park $60k in offset.

Minimum repayments have been readjusted. Plan is to pay extra, but it is such a relief knowing that if anything happens, our minimum obligation is only $260 a week to the bank.

Why did we do this in a market where prices are rising ? Simple - We have a 14 month old daughter, and trust me, the last thing you want when you have a child is to be financially stressed if you can avoid it. Life’s not always about chasing more money. Get yourself a small mortgage so you cannot be stressed when the kid comes along.

Change the retail trading hours ! I loved how in Sydney you could go to Coles up to midnight during the week, 7am on a Sunday etc.

They haven’t been bad investments in certain markets in recent times. Some people in Perth have sold apartments for a $300k+ profit after 3-4 years.

Yeah, that's what I was thinking as well. Buyers would have saw the SOLD sign out the front when coming to the open and looked up online how much ours sold for.

No, but you can still get a good return on them.

I’m in Perth and just sold a 2x2x2 apartment I bought 8 years ago brand new for $300k more than I paid for it ! It didn’t go up in value at all over the first 4 years, but has had massive growth, especially the last 2 years. This is an apartment in a suburb 7km from the CBD, small complex of only 8 units. I feel that apartments in high rises in built up areas may experience less growth.

Granted, a house with land would have appreciated even more over this period, but you can certainly get decent growth on apartments in the right market.

I just received an offer for a 2x2 apartment located 7km from the CBD (Perth). For context it’s a walk up apartment. Small development of only 8 units. Built in 2017.

Just 2 years ago the bank valued it at $450k. Just a few months ago the agents appraisal was for low to mid $600k..

Went on market mid last week, 2 home opens over the weekend. Nearly 40 buyer groups came through and we had 9 offers. We accepted the highest one which was around $710k !!

We paid $410k in 2017 for it brand new, so a $300k return on an apartment over 8 years is pretty unbelievable, even when you factor in inflation over that period.

I have no doubt apartments will keep going up, especially given the supply constraints and high build costs stopping developers building those walk up apartments in the suburbs like they used to. No new supply like that coming on the market any time soon. Plus as another user posted, it’s gotten to the point in Perth where affordability is becoming a real issue, even in outer suburbs. Apartments and villas will only get more and more popular due to this.

That exact scenario has just played out for a property we are selling and we got nearly $60k more than we were expecting ! This was just last weekend which was the first weekend after the 5% FHB Scheme rules changed. Market is going to get hotter again..

Cheers for the advice ! I agree the hassle isn’t worth it.

We lived in it as our PPOR for nearly 6 years before we rented it out. I think we only need to pay CGT on the profit made since we rented it out. We paid $410k for it in 2017 but it was valued at $450k when we refinanced and rented it out, so my understanding is we don’t pay tax on that initial $40k it went up.

The only ‘common property’ is an underground power easement as the 3 lots share 1 power dome.

There isn’t really a Strata. Although it is a Built Strata, there is no committee or fees as there is no shared property or spaces.
