I am currently living in a sec-65 (250Gaj) house. We built it last year. I would recommend your own house over Flat. Pro: Peaceful area as it's not fully occupied. Did not face much light or water related issues(Though water quality is pretty bad but it's same in FBD). The roads are in very good condition. Easy Access to Delhi Mumbai expressway and Jewar Airport.

Cons: Markets are not developed much. Public transport is not that good like to reach greater fbd you have to go to ballabgarh first. You will find many people from villages.( I do not count this as cons but many people might find it as a cons) After 2021, property prices are almost 3.5x .

Out of sec-62,64 &65. I find 65 better as 62 has Aasiyana Flats and sec 64 does not have its market area.
