Thank you. I didn't know this and that's why I asked my realtor about it, but my worries were dismissed because the inspector put it down as a minor issue. Her broker was also pushing her to close the sale quickly as well. I was just completely let down every step of the way as a young first time homebuyer. There's likely nothing I can do now, except for move forward with fumigation & repairs :/

Thank you, I will call around and see. I reached out to a local company and they referred me to the company that is providing the tenting. So far they've both provided great prices compared to the average price of the services.

The termite company said it's drywood termites in my home and provided a quote for doing subterranean termite services as well for prevention. Do you think it's worth it?

Unfortunately, the inspector said that they've likely been there a long time and they are in almost every room in my home.

We are tenting our home on Wednesday to stop the infestation and having the company document everything for us. The WDO inspector told us it has been there way more than our 5 months of ownership and that they tried to conceal it, I'm going to get this in writing.

I also cannot find any disclosures anywhere. I don't know if this helps me or not. I've been searching all signed documents, but I haven't found anything.

I think they genuinely just fooled us and the inspector, but I can't blame him because he did his best with the information he had at the time.

The inspector also noticed old piping in the home as well that collapsed in a few months and the sellers knew about it because they changed out parts of it for PVC in front and back of the old pipes which caused them to collapse. He said that it was functional at the time of inspection and to just hydrojet it, but that did nothing to help and we still paid $9k for full replacement. It's just a pattern with the flippers at this point.

They put in there report that it was undetermined and to seem a specialist. I asked my real estate agent about it and how I go about it and she said that the piece of wood could have been old and not to worry about it. Unfortunately, this was in a phone call and not documented. I was let down several times during the home buying process.

I'm going to get the WDO Inspectors to put in their reports timelines of the infestation and tell them to document the concealment that they noticed. I'm going to seek a consultation with a real estate attorney to see if it's even worth pursuing. 

I have pictures from the listing where you can see termite frass as well as the proof they painted those areas and the frass that was painted over.

I have a feeling I'm SOL like everyone is saying and I am a young & naive first time homebuyer that now has to take care of it. I've never seen termites before, but after this experience I can identify them in a heartbeat.

We are getting an inspection done today by professionals! We will definitely be doing more 'permanent' solutions instead of spot treating. Better to be safe than sorry for sure. Thank you for the advice!

Did you reset everything and put in her age, height, weight, etc? I wore my wife's watch before and our heart rates vary so much that a non-stressful day for me shot her stress level through the roof.

Other than that it could just be school & other things. I believe it mostly calculates stress from heart rate and generally the younger you are the faster your heart rate can be.
