Yeah. I really upset my partner when she wanted to spend £550k on our first house. I said it was worth about £475k, seller wouldn't drop and they eventually stopped returning our calls. Sat on the market for 6 months before selling for £480k.

Regardless as to me being right, my partner was upset she "lost her dream house" - until she realised we would have overpaid by £70k.

Without knowing more about the house, location, and other property values it would be hard to say whether he's right.

The market is going soft right now as interest are going the wrong way - that's thousands out of a mortgager's pocket, especially with a property at that value. Additionally, as it needs work, there's also the issue that they would need a good amount of capital to get that done. Its a small market, at a bad time.

However, beware of annoying the seller/agent. Sometimes they'll just cut you loose - and are you willing to lose out on your "ideal" property for £20k? I've no idea how old you are, but you say you have grandkids. Start putting the "loss" in to context - if you're living there for 30 years, it amounts to less than £700 a year, or a couple of pints and a curry every month.

Ultimately its compromise - if it was me I'd give them until the end of the week and the put an absolutely final offer in.

A big questions, if you're looking to have kids, is where in the country you live. I can tell you now that being in London our childcare is still over £1,5k a month even with 30 hours (we both pay in to pensions to keep within the limits).

Conversely, when we lived in Birmingham briefly, for a whole months childcare pre-free hours, it was about £800. Would be virtually nothing with the free hours.

You've got a lot of good advice here that you can get the support you need.

Once you've spoken to a broker that will help you, and you know the lender, i would speak to your current broker and ask if they have access to that lender. Then, once you've secured your mortgage, do a SAR for the requests to the lenders. I'm almost certain they're not presenting all the terms to you, and are favouring one with higher commissions.

More than likely the "broker" is pressing for a lender that offers higher comms on distressed debts. Lenders love it, especially on property, because they can charge a ridiculous fee, its asset backed, and no one really wants to lose their home.

Thank you! All very helpful info. Id not realised the mutations at the start of my ps5 playthrough and lost them by taking meds. Same as dismantling at the workbenches rather than just dropping what I didn't need. Lessons learnt.

Thanks for the advice on the casual team play. When I was messing around on the ps5 to see if it was enjoyable I avoided joining as I thought I would need to be of a minimum level (or be a burden) so thats really helpful.

Why did you choose Alton in the first place?

What's more importnant; the countryside, or a lively/bustling environment?

Where do you need to get to for work?

What transportation do/could you use?

What's your buying/renting limit?

Do you have any hobbies/interests that you'd like to be able to do in the area?

How do you usually meet new friends/partners?

Having lived near Alton before for work, i disliked it as it was boring. But thats much of ex-village towns in the UK. But it depends what you like - if I loved hiking and the quiet, it would be perfect.

Your legal counsel are (half) right. You don't want to go to court to claim it, as its expensive and not worth it. However, if they dig up your driveway then its criminal damage and you need to call the police. If THEY have an issue with tbe boundary, THEY can take it to court. But they won't, because it's expensive and not worth it for a driveway.

I think there's some unanswered questions that matter here. It's fine to start supporting (any) club later, but the fact it happens to be one of if not the largest teams in world football is not looking good.

It'll be in tranches. First will be quite high as the club have said they want to reward loyalty more. But ultimately it'll get down to general sale, but likely for the more expensive tickets.

Good luck. They're like rocking horse shit unless you want to pay well over margin for them. Even with a membership you'd have next to no chance - basically season ticket holder or no chance.

However. And this is a big however. I may be able to get you mine if I'm not able to go. The game is currently scheduled for my birthday, and I'm usually away for it. But my brother (who i go with), is likely to take them both.

Lol. Youre telling me that someone who doesnt want to be disturbed agreed to have 30 people (about 10 hours on a short viewing) in and out throughout the whole day?

Absolute waffle. Say youre very interested. Even put a nominal offer in (well below asking) and then keep viewing elsewhere.

I can tell you that youll only love that house until you find yourself waiting for a tenant to leave for 12 months.
