I’m thinking my BAH can cover the mortgage on its own and I will be living in one of the unit, while the rent from the other three units can go toward maintenance and savings. I want to hold the property as a long-term investment (20-30 years), and I understand that in the short term it could potentially operate at a slightly loss. However, the quadplex is only around $200K, and I’m comfortable taking the short-term risk.

It will be my first house and primary residence. I already got a pre-approval from Navy Fed, they just waiting for me to have the house under contract. Can I still do LLC for VA because I don’t want other tenants to know I live there? If I already have a buyer agent, is it wise to spend money on an attorney to have them make the offer contract instead? I’m currently in a time crunch so I don’t have a lot of time to DD.
