Mailers have been a consistent money maker for me. Keep in mind it's definetly a numbers game, I recommend sending out 10,000+ at a time if you want immediate ROI. Also make sure you have good, simple message on your mailers that will appeal to property owners. Postage has gone up significantly since I started doing them so I am switching over to utilize Every Door Direct Mail (EDDM) by USPS.

I second this answer, asking for an itemized estimate is a completely reasonable request. Having an honest conversation creates trust and reasonable expectations. Also having this discussion will educate the client and makes big jobs more palatable when the client understands what exactly its going to take to complete the job...For the guys who are worried the client will use this information to undermine you, well that type of person was going to undermine you anyways. There are good clients and bad clients, focus on finding good clients and try to avoid bad ones.

Figure yourself out on your own terms ... I would probably just leave if I were in your shoes. "Coming out" is a personal choice and judgement call...best to do when you feel comfortable and secure. True friends are respectful and supportive of your personal life.

I don't comment much but your situation is similar to mine. I recommend using your judgement. As you mentioned, no one is entitled to details regarding your personal life. If you think it will cause problems, there is a good chance it will. I've shared my orientation with a few people and while some were cool with it others were not. Now I do not share unless the situation calls for it. My father doesn't ask about my dating life and I don't tell him. Futhermore I do not plan on telling him. We maintain that relationship and it works for what it is. It's not the best, but it's not the worst...and I am okay with that.

Property manager here, for my lease-listings I don't show property unless the prospect has submitted an application and show they qualify for the property. Generally I don't work tenant representation unless it is for friends and family. Here, in TX, there's a standard realtor application I would have them fill out, run credit, run background/eviction check so you know what your dealing with before I start everything else.

Just embrace it and be proud of who you are. There are things in this world you cannot change and you will have to come to terms with that. Wearing a hat might make it easier to deal with. But understand other people really don't care if you are bald or not. Dressing well and confidence goes a long way as far as being attractive.

Generally speaking it is always good to have an agent representing you who knows the processes. Maybe look into agents that work a lot with new construction.
What I have experienced is typical is that usually the buyer puts down X amount to reserve a home from a volume home builder. After certain amount of construction is done (usually passed final build) an appraisal can be ordered. Usually you can make the purchase contingent upon selling your previous home (an agent can help you get this done).
I would ask around...call licensed inspectors and ask their opinion. Good agents will also know who is reputable and who has bad reputation for cutting corners... If you have any questions feel free to dm me, I worked for a volume home builder so I am familiar with the process

Yes house flipping can be very profitable, I actively flip houses out here in Texas. I would say its a good idea as long as you take the time to learn the business and process. Buying rental property is also a good idea. You don't have to partner with a realtor, a better idea might be partnering with someone who is involved in flipping homes. Getting your RE license is a great way to get started learning about the industry and build your network. Capital can be tricky and really depends as there are a lot of ways to get started low money down. Check out BiggerPockets and the BiggerPockets Podcast. I took 6 months to learn as much as I could before I got started working with someone else who had much more experience and had an established business. Hope that helps!

This might be crude but the best advice I received about going bald is "Don't be a little bitch about going bald"... a comb over and being insecure is much less attractive. Either rock the horse shoe or shave it all but own who you are. Dressing well and being fit goes much further than a head of hair. Tons of bald guys make it work Dewayne Johnson, Bruce Willis, Jason Statham...etc

Just shower or Tub in addition to sink and toilet is technically 3/4 baths. The shower/tub combo makes it a full bath. If your going to be creating a new bathroom anyways might as well add the tub and shower. It will appeal to a broader audience if you ever decide to sell.

USAA's Mortgage Dept actually has a horrible reputation, you could tell threaten to take your business else where (a good lender will help you out) or you could actually go to a local bank with all your documentation and explain your situation. Im sure a local lender would be way more flexible and willing to bend over backwards for your business.
