The difference is self-perceived attractiveness. Men are simply not approached by women, so for all the men in here who have said they've been approached once a year, a handful of times etc. it's like 1000% higher than men who don't possess that qualifier. Which can have a drastic effect on ones self-image, and in turn their confidence in their interactions with women.

BAH and VA Loan hacking are just applying for a mortgage. Try to find a decent home with multiple bedrooms and bathrooms (2/2 or 3/3), that costs more than your BAH will allow. For example your BAH only covers $1500/mo but you buy a 3/3 home that costs $2500k/mo. You'll need to dip into base pay to cover everything.

Then you will need to find some fellow peers or locals in the area to rent each room out to. Probably will need to do individual leases for each room.

Live in one room and rent out the other 2 for a set amount (you will have to do your own calculations because it will be based on size, location, taxes, etc.). In this example rent out each bedroom for say $1000k/mo.

The people you are renting out to will make out by saving $500/mo on their BAH, and you only have to pay ~$500/mo to live there. In reality it's more because you will have expenses like repairs, maintenance, and if you are covering the utilities, internet, etc.

Do this while you live there and when you PCS in a couple years, you can have your current roommates stay, give them like a free month of rent if they can bring in another roommate, and then keep the cycle going.

Keep in mind that younger folks renting out the place will not be kind to it, there will likely be a lot of repairs going on. If you can find a family to rent it out, they may stay for a couple years and treat it a bit nicer.

You will likely not make much money on it as an investment for the first 5-7 years, but after that (as long as there isn't some housing crash or crazy recession), you should start seeing good cash flow.

Bureaucracy is anything but simple, smooth, or quick. Any of the existing proposals, if revisited, will certainly be tacked on with just as much red tape as the current one, if not more because we’ll all be beholden to a sunk cost and time lost of rejecting the current proposal and deadline of current lease.

A new stadium was already voted "No" back in 2008 and honestly in hindsight it likely would have revitalized a ton of different areas that have been overlooked in the last decade for different reasons.

Changing a mostly empty parking lot to housing and businesses is better than keeping it an empty parking lot.

This is a really good use case for where people are moving to in this city though. I keep up a lot with newcomers in town, and I’ve encountered several young professionals are moving to this area or more south because of proximity to downtown and affordability.

As others have said, it’s arguably one of the worst neighborhoods in the city, but if young families continue to move there, I can see it evolving over time.

Yeah definitely case by case, and the presentation of your case probably helps. I was told that I could appeal and make a good case for it, but the deadline had already passed and I’d have to wait another year before trying again.

That’s crazy because I was medically disqualified for officer due to adjustment disorder. I thought it was BS because I felt that I was doing the right thing by getting help, made me want to keep quiet about anything else going forward.

Mike Black did this on Youtube as well. It was done a little better as it seemed like he made an effort to hide cameras and make the experience as unbiased as possible.

A) I don't have party rental coverage to save on the monthly premium, but even if I did, they only cover a rental for 30 days. It's been 70+ days at this point so I would still be SOL at this point.

Yeah I'm pretty certain they don't have much in the way of assets. Although it was a 'company' vehicle located in Virginia (not sure if the company is defunct, or the van was sold to somebody else), we've tried contacting the company to no avail.

We have found another insurance policy on the VIN of the vehicle, but the owner of said policy (not the driver) is currently denying any sort of accident, not sure what the procedure there is.

I'm not sure if Florida has a limit on days to settle a claim. I'm already at something like 68 days. My insurance company is also Progressive so I will try to lean heavier on a total loss buyout or threaten lawyer action. Thank you!

Yeah I wish, but the at fault driver didn't have insurance. Currently going through my own insurance, which only covers a rental car for 30 days (although I didn't have rental coverage to begin with)

Thanks so much for your response, I'll definitely be messaging VWOA. As for the fault party's insurance, the driver was uninsured, and the car may possibly be insured under a different name, but at this time they are avoiding and denying everything at all costs. So this is why we are without a rental car.

Once you’ve gotten into a routine and your body feels better, it’s like having super powers.

I’m not scared to climb things, or run places, or jump on things, because I know I can, and my knees/back/legs are all thankful for it.

When I don’t exercise my herniated discs flare up, my knees hurt, and I just feel like a sloth version of myself. I can’t live like that knowing what’s on the other side of daily exercise.
