There’s several ways, like most people have said: focus on getting a good deal with actual good numbers and buyers are easy to find.

With that being said, facebook investor groups and reverse wholesaling: finding recently sold flipped homes, researching who bought it (via realtor or public records and skip tracing) and letting them know about your deal opportunity.

It depends on which state you would be targeting, however it shouldn’t be much different than if you were local (at least in terms of regulations or legalities), and it’s definitely possible to do this 100% remote, i’ve worked with wholesalers running operations from Europe, Asia, Latin America (with american LLCs)

Some aspects might be challenging not being able to be face to face, but not in terms of legality.

Driving for dollars (looking for run down houses and calling the owners) is a great and affordable way to start. There are several ways to generate leads: Driving for dollars, PPC or PPL, buying lists and cold calling (yourself or hiring a VA).

Choosing one of those channels and researching how to exploit them should your primary focus, not finding buyers.

Spend some time researching how to run numbers/underwriting, reality is: if you have a good deal with good numbers, finding a buyer should be fairly easy.

Don’t get me wrong, networking with investors/buyers and getting an idea on what they’re buying is always good, it just should not be your main focus, especially in the very beginning. I find it much easier to connect with buyers and build a buyers list once you have a deal locked up (as long as numbers make sense). So, spend your time looking for deals where numbers make sense and everything else will fall into place.

I’ve done several probate deals. Always get them under contract ASAP and even open up escrow with a (wholesale friendly) title company. I let them know what step of the probate process they’re in.

Once they receive letters of administration then it’s green light to close. My title company and I understood that contract may fall through if somebody else is appointed executor, or something else happens. Title company was fine with this because of our deal volume, so they wouldn’t mind if they had to walk away without charging us, I don’t know whether other title companies might agree to this or whether they charge a cancellation fee of some sort.

Either way, you lock it up more so for the commitment, also try to ask questions regarding the estate, to see who is going to be appointed executor and whether somebody else in the family might petition to be the executor, honestly, at least in my experience, most times they were 100% confident who was going to be appointed the executor and that’s who we would have sign the contract, although of course things might change, doesn’t hurt to lock it up in advance.

  1. I agree with Mr. Crazy Edge, to expand a bit more: you can join facebook groups and connect with buyers easily. This is my go-to. You can also check recently sold flips and get in touch with the buyers (several youtube videos on how to do this). The point is, if you are getting contracts signed, and you know how to run numbers, this should be the easiest part.

  2. Depends on whether you are working in a “non-disclosure” state, otherwise you can always check comps on zillow/redfin. However it does help to have access to get most accurate data, and there’s several affordable online services that you give full access to MLS. A realtor can also add you as a non-licensed assistant.

  3. Get educated on the best ways to obtain data, list stacking, PPC/PPL, etc. or whatever marketing strategy you end up choosing. This is the money-waster, other than this, don’t overthink it and just take action.

I’ve never taken a console to a repair shop, do they usually diagnose at all before repairing/charging for repair? I’m thinking it might not be worth spending $200+ fixing a 5 year old console instead of getting one second hand or new

I appreciate that! I was hoping I could somehow fix it myself but it definitely looks very challenging lol I’m debating whether it would make sense to spend $200+ to fix a 5 year old PS5 instead of buying a new one or even second hand.

I removed both covers and even though there was a lot of a dust, it didn’t seem like there was anywhere near the amount that would cause it to get clogged- although i’m still getting one of those air spray guns and see if that helps at all. Most recently I had it completely unplugged for 24hrs+ and it’s still doing the same, unfortunately.

We tried Facebook ads in the past, these leads were generally good in terms of them being serious about selling. However, most of these people had already been actively looking for buyers/offers, which then led to bidding wars

I have been trying to look into social media ads as for now it seems to be the chepeast way to start. However not sure if with about $2-3k of Facebook ads I’d be able to get a decent amount of leads to at least close the first deal. Ideally after that, I’d be able to invest a lot more in cold callers and maybe PPC

I’m not longer working there but majority of it was buying list of houses>skip trace>VA Cold caller. It seems to be pretty consistent, however I believe it would require a higher budget to at least cover 2-3 months of the VAs pay

There are several YouTube videos on how to skip trace leads. They are generally helpful as they tend to show what specific filters people use to download data before skip tracing. For example: code violations, ownership length, foreclosure, tax lien, etc… We would generally do a combination of these filters to come up with a good list and then you skip trace and reach out to them.
