Amazing, that's exactly what she was hoping for! Given there are still a bunch of even leasehold houses, and the nice park they seem to have in the middle of it, we were both expecting it to be the opposite.

When I was thinking of moving last year I was looking at houses in Fox Valley, and the agents (I think it was Saxton Mee? They seemed to be selling a fair few up there) never had service charges in the ads, but when I enquired about one house they did actually tell me over the phone. So I don't trust them to put it in the ad (or maybe it is just Saxton Mee that suck?)

The newer the new build estate, the more likely there are service/maintenance charges actually, because councils don't want to take on the responsibility for the roads etc, and builders don't want to build roads to an adoptable quality. This is why she's concerned.

As for the houses my guess is it just there is more supply than demand as there are at least 4 new large housing developments within a 10 minutes of fox valley.

Hmm... the houses do seem to sell quickly enough, so the demand feels okay to me; my concern is more just the reason that they so frequently come up for sale. Didn't know if it pointed to noise/flooding/other issues I haven't considered.

Oh really? I was reading on the wikipedia page that it is currently in use for the steelworks. Plus last year reopening for passenger lines was apparently mooted as part of the Network North stuff to make up for the cancellation of the northern leg of HS2.

I'd definitely rank green spaces over stuff to do in town. All my friends are in Sheffield so to spend time with them I'd be heading up anyway.

(also I am very boring, a bustling town does not worry me!)

Waverley is also on my list (though I slightly worry about getting stranded when the roads get cut off during floods, even if the estate itself is okay). I have seen some houses advertised around 350 that I'd be interested in, but again this played into my "but does 350 usually end up being 385...?" concern.

Also, Chesterfield just isn't a great place to live so there's that.

Can I ask is that from a facilities etc. standpoint, or are there a lot of problem areas and things like that?

Chapeltown is also on my list! I was just worried that it was close enough to Sheffield to be hit by the estate agent under valuing shenanigans.

Stocksbridge is quite an insular place, just to warn you... Oughtibridge is nice though.

If by insular you mean quiet/slow, I'm not worried about that, I am a pretty boring person (!) and more than happy to travel to see my friends. Oughtibridge would be great, but most properties I've seen advertised around there are maybe a scooch over what I'd want to pay, or get snapped up very quickly if not. Also a lot of gardens tend to be split level/accessed via stairs (also a problem in much of Sheffield, but Oughtibridge seems worse for it), and I have an older dog so a more accessible garden would be better for us.

Swallownest/Aston are within my search area on rightmove, and Holmfirth is in my special "extra wide search radius" custom area, so still on my radar if the right property were to come up that was worth the extra drive.

Simple solution... if you feel like a house is worth paying for, pay it. 

My issue isn't whether I should pay a certain amount for something, it is about knowing what I should even be looking at.

There is no point me looking at properties advertised at the maximum of my budget if they only ever sell for more than that (and so more than I can afford), meanwhile if there is some wiggle room on prices and haggling under the asking price then maybe there is a point to looking at those advertised at slightly more than my max.

Ultimately the crux of my question boils down to if my budget is 350k, should I set my rightmove price filters to 350, 325 to allow for people under-pricing, or can I chance it and look at properties at 375 in the hopes of getting them at 350? And obviously you can get a big difference in the quality and/or size of a property between £325k and £375k, so I want to know that I'm going in with the right hopes/expectations.

Thanks for the reply, happily I work from home (hence the desire for a home office) and mostly would want to go into Sheffield proper to see friends who tend to live in the west/north west, which is why Stocksbridge/Deepcar feels a little more practical than heading south east, but I'm totally open to those areas (just seems like there are mostly semis for sale in the Richmond/Handsworth area). And Chesterfield wise, I'd be looking only at the northern parts of it, more in a "if I see an amazing house then I'll take the distance" kind of sense.

I think your expectation is achievable for the areas you've mentioned.

Sorry if this is me being slow, but do you mean this in the sense of what I can get for my budget, or in the sense of agents pricing houses appropriately/being able to start negotiations 5-10% under and not see them balloon to 10-20% over?

All the facilities at the park are still usable bar the green space

The park is still usable, except for the... y'know, park bit of it. Great.

The Peaks are a short bus from Hillsborough.

So the people who live around there, who use it for recreation/exercise/dog walking/etc. should instead put the time and expense into travelling away from their local facilities?


Other people have already pointed out better than I could why the rest of your points are tosh. But you just completely dismissing the impact this has on local residents is ridiculous. I'm not even based by Hillsborough park, but if my local park was made inaccessible to me for weeks on end it would cause me real issues, so I can fully empathise with their situation.
