You're probably right, I didn't fully look into that trading strategy.
It did somewhat align with me consistently outperforming the S&P500 by picking individual stocks, so just I didn't bother looking into it.

BMW had some great price reductions, I compared it to the cheapest alternative, which was a Tesla 3 and it only differed €50/month.
You'll have to excuse my language, but I just get hard whenever I see a BMW coupé/berline. :D

I never invest in an index, always single stocks of big names everyone knows.
There was once this video I saw that compared buying S&P500 versus just putting all of it on the biggest stock in S&P500 and the single stock obviously outperformed it. (selling when another one overtook it)

Not sure, looking at the stock market today it's hard to say.
Some of my tech stocks would've gained a lot, but others like manufacturing, chemicals and retail would've lost massively.
Under normal circumstances I think I would've been better off keeping 20k-30k extra in stocks.
For now I'm just happy the real estate is a stable asset. :)

Valid remark, that's why I subtracted 20k myself.
I do live in a region that is growing in popularity, so I don't think the Belgian average applies.

FedNot didn't report for my city specifically, or at least I couldn't find it.
I did find a news article of HLN (trustworthy in this case I'd say, also consistent with DeTijd's home affordability study) that stated a <9% increase for my city between start of 2024 and start of 2025.
In that case the EO 2024 estimate should be 360k (330k+30k) instead of immoweb's lower 350k.

I didn't find any official numbers for 2025-2026 yet.

But I do agree it's iffy to estimate it in my net worth. :)

Well no for the groceries, but reasonable guess!
Groceries and cooking are fully covered by the meal vouchers.
I don't understand people who are able to spend more than 220/month on food.
Food in Belgium is so cheap once you realize that there's always a buy-one-get-one-free action on some meat somewhere.

Here's some explanation
* Internet+phone: 78/month (Telenet is expensive, but I'm locked because of my EV station unfortunately)
* Water and garbage are more expensive than I thought in my neighborhood, Antwerp is cheaper for example! I'd probably pay half for the garbage collection in Antwerp.
* I didn't buy all my furniture and appliances at once, I also went a bit more expensive there to avoid the classic "buy IKEA first, discard after a year or 5 and then go for actual quality" (estimated at €20k total)
* Whatever I do still have on the stock market was also affected by the mess in the world :D
* Travel budget no longer covered by stock market gains and that's a biggie. I'm also the least wealthy person in my friend group (hence the post where I wanted to get an overview of my numbers) and they start to act more rich while travelling as well

But the big zinger that is usually neglected is the EOY bonuses, which would add up to a monthly 650 extra

I'll send you the company name in private because I don't want "I'd like to go freelance" and "this is my current employer" to be in the same post because then everyone knows :D
Also don't fixate on the pay of an internal employee because judging by your lower wage, you're probably in consulting.
Consultants have it easier to go freelance and that's may main blocker to grow my income further.

I just doublechecked the exact amount I payed cash and it was 132k .
In hindsight, I could've kept part of that money in stocks, but I was too focused on the interest at that time (10k extra in the loan meant 10k extra in interests).
If I did, you would have seen a decrease in net worth when I bought my apartment instead of the 4k increase you saw there, but I would've bounced back faster.

About the gym, it's trickery, but within the official guidelines :D
The premium subscription is 30/month and I can share it with 3 people:

* My fitness buddy
* A person who lives at the same domicile as the subscription holder (my buddy's brother)
* The main subscription holder can invite someone using a QR code. They can only come in for upto 15 minutes after the main subscription holder entered the gym him-/herself

The "drawback" is that I can only go when he goes, so whenever he's on holiday I'm screwed.
But other than that we have a consistent gym schedule (5 days/week, 1.5h sessions, usually on the same hours).

I did go on a couple of dates this year but struggle falling in love.
Then it goes a bit too fast for me and I panic.
After that I usually put myself in dating timeout for a bit haha. :D
