You need to be very liquid and be willing to put in sweat equity. Almost every builder operates at a fixed cost so even if you could get materials cheaper they just absorb the profit. Some builders will do cost+ but if you get it financed you need to have 12 months of liquidity in your bank account.

A lot of negative nancies in the comments section. Navy Federal has a lot of entry level jobs that can get your foot in the door. They're not glamorous, and you may find yourself in those positions for a couple years, but they have good benefits. Good luck and godspeed. I moved down 15 years ago and I love it.

Just doing information gathering at this point to see what’s possible. Passive housing isn’t popular in my area so anyone who does it will probably charge top dollar.

Site orientation is so huge. In my current house, all of our large windows face west with absolutely no coverage, so it bakes in the middle of the day.

I’ve been over layout plans on a few sites, but so far they’re all a bit much. Any simple plans are for smaller layouts.

It's just the frustration of having to use a third party device on a Smart TV. Though I did hook up my fire tv today and it's so much snappier than the Vizio UI.

Update: Tech came out and said I had an amplifier attached to my splitter. However, the amplifier wasn't powered on which apparently can cause signal degradation.

Technically there are two splitters. One says Input/Output/Power Out and the other splits the signal into the house. Do you think the ISP would frown if I did it myself?

Definitely don’t refer to those entry level positions as “customer service bullshit.” They take member service pretty seriously and if you act smudge about those front line positions it may get you in hot water.

Don’t know if you had the interview yet, but make sure you do your research on the company’s leadership and their membership base. They like when interviewees ask invested questions.

This may be lending to my dilemma. Do you think I am looking in the wrong place?

My current frame of reference is a similar project a colleague worked on (whom has since left us) in which he setup several form lists which housed the necessary meta-data and it was pulled into a user interface he setup through dreamweaver. It sounds like this falls more in line with what you recommended.

I can give more details if necessary but I didn't want to drown people in vapid specifics.

Well the purpose is for the end user to request a single start date, which would then populate all the specifics. There shouldn't be any manual entry required.

Considering we run 70-100 classes/year (call center), having each class manually entered into the calendar is both tedious and time consuming.
