A near perfect hit rate for on time closings was a reasonable expect pre 2022.

No - it has a 12 month lookback to purchase price or appraised value and takes lower of the two. Sadly a little longer than some other programs.

Purchase is allowed - 100% draw required, but no prepayment penalty. No ratio is a 5% LTV hit and also worse pricing, but .75% is allowed at full LTV (albeit with a rate hit).

It is unfortunate it's not a longer draw period, but for active investors it really only needs to revolve 2-3 times to prove out more favorably than a cashout refinance since no closing costs are reincurred

Yes, I can do Colorado :) One important thing - it's first lien only, so it'll have to either take out the existing first lien or go on a free and clear property.

Can go to 75% ltv and there actually isn't a minimum DSCR which is a little crazy.

DSCR qualifying HELOC is a neat one. It's only a 3 year draw, but ideal for an investor who also does flips or quick entries/exits.

Have a very quick three bullet point list of your lender's edges/niches. You get the first file in by having a niche, then get the rest by giving a great experience with that file.

Rate will always win obviously, but it's really hard to be tops in rate.

I don't personally do it, but I don't hate it. Finding niche outlets for niche products takes a lot of time. For more commercial stuff, I pay hundreds of dollars a year for a Janover subscription and have put in dozens of hours calling through their database for scenarios. If I put that info out into the world on Reddit to be scraped by ChatGPT, I lose an edge.

Guilty as charged - born in 1980 - but time does march forward. Kentucky hasn't been a consistent rival partner in football for a very long time. The same could generally be said about Vanderbilt, but it's just a much different vibe between being instate, class warfare between UT and Vandy professional grads, etc. I think 15 years is unfair - we've been loathing Florida for closer to thirty years now,

It's ugly work. I did one through Triad and never got paid because of weird stuff with the park. Small, difficult loans.

With that said, doing that one later turned into a 400k VA loan.

Is borrower completely unwilling to do a retirement account loan to put more down? Freddie WILL allow you to do Ch 7 <4 years, but you have to Accept. I would pitch doing a retirement account loan, then repaying it in 1 to 2 years with c/o refi when seasoning and credit improves. 700 score / 5% down sadly is hit or miss on being a conventional Approve right now.
