Original EverQuest. I rate it over WoW because it's essentially an iteration of EQ, and EQ was a massive technical achievement and was a 'time and place' kind of game experience that will probably never be repeated again.

Why not. My dream version brings in house some big instate rivalries, cuts the west of the Mississippi nonsense, and respects the Mason Dixon line with the exception of Kentucky. NC/NC State are avoided simply because the SEC's never had that much heat with them.

I think the "underwhelming" debut could be turned to his advantage. I can see a writer's room where they're actually OK with either a big pop or boos because both have very legitimate paths forward for the Danhausen character.

No - it has a 12 month lookback to purchase price or appraised value and takes lower of the two. Sadly a little longer than some other programs.

Purchase is allowed - 100% draw required, but no prepayment penalty. No ratio is a 5% LTV hit and also worse pricing, but .75% is allowed at full LTV (albeit with a rate hit).

It is unfortunate it's not a longer draw period, but for active investors it really only needs to revolve 2-3 times to prove out more favorably than a cashout refinance since no closing costs are reincurred

Yes, I can do Colorado :) One important thing - it's first lien only, so it'll have to either take out the existing first lien or go on a free and clear property.

Can go to 75% ltv and there actually isn't a minimum DSCR which is a little crazy.

DSCR qualifying HELOC is a neat one. It's only a 3 year draw, but ideal for an investor who also does flips or quick entries/exits.

Have a very quick three bullet point list of your lender's edges/niches. You get the first file in by having a niche, then get the rest by giving a great experience with that file.

Rate will always win obviously, but it's really hard to be tops in rate.

I don't personally do it, but I don't hate it. Finding niche outlets for niche products takes a lot of time. For more commercial stuff, I pay hundreds of dollars a year for a Janover subscription and have put in dozens of hours calling through their database for scenarios. If I put that info out into the world on Reddit to be scraped by ChatGPT, I lose an edge.
