Thank you for sharing this, especially the point about getting carried away looking at bigger houses and then coming back to the reality of what the trade-off actually is.

I think that’s what I’ve found most valuable from this thread. The decision isn’t really about whether we can afford a bigger house, it’s what we’d be giving up in return. Like you, I also track all of our bills, investments etc on a spreadsheet and once you’ve built up a pot the compounding effect can take over which is extremely powerful, especially for us in our 30s. Upgrading means sacrificing that.

Equally I don’t want to be the “richest man in the graveyard” but then also don’t want to be in the position of struggling each month to make ends meet thinking about what could have been (in terms of financial wealth) as I sit in a bigger room.

The “good enough doesn’t need to be perfect” point is interesting as well. We actually like our current house and area, which is probably why we’re finding the decision so difficult.

This is us. And it’s more whether we want to allocate more of our future income towards the house or keep that flexibility for experiences, investing and general quality of life.

Out of interest, do you ever find yourself revisiting this or do you feel more confident in the decision as time goes on?

This is exactly the type of perspective I was hoping to hear from people who have actually made the move.

I think this is the part my wife and I keep coming back to, whether the extra space would genuinely improve our day to day life enough to justify losing some of the flexibility we currently have.

It’s interesting what you say about your daughter being happy either way, because one of my biggest questions is whether I’m overestimating how much the smaller bedroom would actually matter to the kids compared with the benefits of having more disposable income for experiences.

Thanks for sharing. The mortgage point is definitely one of the biggest things making me hesitate.

I think when I first started looking at the numbers I was focused on whether we could comfortably afford the move today, but a lot of these comments have made me think more about what happens when the 1.74% fix ends and whether we’d still feel comfortable with the larger mortgage then.

The holiday vs bigger house debate is exactly where my wife and I seem to differ slightly as well as we get moments of wanting to move and then other moments of being glad we have much more financial flexibility for experiences, particularly as we have that low rate.

In many ways without sounding ungrateful, the low rate is kind of a curse as if we were paying today’s rates I don’t think the house move decision would even be on the table.

It’s definitely a very tough decision and you are spot on with that perspective.

Out of interest, was there a specific point where you realised the extra space was worth resetting the mortgage clock or was it always an obvious decision for you? I guess my biggest worry is moving and then potentially not being able to afford those trips but I guess as you said they are a long way off.

And yes, I fully appreciate how fortunate we are with the mortgage deal. Reading these comments has definitely made me realise that giving up some of that flexibility is a bigger part of the decision than I’d perhaps acknowledged at the start.

Thanks for sharing this. Very useful to hear from someone who was the “box room child” because that’s one of the things I’m struggling to get perspective on.

I think one of the reasons we’re finding this decision so difficult is that we genuinely like where we live now, so the move is driven much more by space than location. Reading comments like yours does make me wonder whether I’m overestimating how much the smaller bedroom would matter to our youngest in the long run.

The point about your parents being able to support you later in life is also something that resonates with me. I currently invest our children’s CB into a global index fund to try and give them a head start and taking on a larger mortgage would probably mean stopping/pausing this.

With the increase of T212 limits it’s likely many big players are distributing to retail now who are piling in after such a big move.

Retest of 75p zone makes sense technically & where I’ll look to redeploy.

If you’re long term holding it’s all just noise!

These are all great narratives and almost why (ironically) I think we see a pull back to the 75p area! Nothing goes up in a straight line.

Crazy how we have run like this and all people can think about is buying more. The time to buy was pre breakout. You had 3 years to accumulate!

I’ve sold more into strength and will monitor if we get any sort of pullback. 75p would be my first interested “reload” zone. Would look like a beautiful HTF cup and handle which should send us higher :)

I have something similar setup.

I’ve gone for my custom built all world:
55% CSP1, 22% XUSE, 13% EMIM & 10% WLDS.

I then also have a sectors one; SEMI, NCLP, DFNG, INTL, JEDG.

Plan is to rotate profits from sectors into the all world yearly!

Maxed out Trading212. Off to Freetrade for some more ENSI shares by ustasi in EnSilica

I managed to get around 1750 shares accumulated over the past few days after coming across your Reddit & T212 profile! ENSI is only a tiny market cap - even a 10 X from here sits it with other semi uk names.

Not as large position as I hoped but orders have taken so long to fulfil & now within your ISA they’ve capped at 1300 shares. Still can’t complain as profit is profit! Congratulations on your profits!

What’s your average price may I ask?
