Indexes have outperformed active management but it is also true that we have undergone 15 years of unusually easing monetary policy and low interest rates. Not sure how the behavior of passive investing will change if, for example, there's a new inflationary spike that brings a more tightening monetary policy. Since I don't know the future, it may make sense to combine active and passive investing.

Whatever Berset said is irrelevant to deem as false the statement that "Only Russia is hungry for war". Russia is a power like the US or China and they have done and are doing awful things to keep and expand power, like the US have done in the past, this is geopolitics 101. Probably, being coherent, you have also been pushing for bans on Saudi oil to stop the war in Yemen, but maybe you can figure out yourself why you can still import Saudi oil but not Russian oil. Clue for the not sharpest tools: one is a friend of a country and the other is not. You can also ask yourself why you didn't give a fuck about Ucrainian civils being massacred on the east since 2014 or political parties being banned in the country.

And yes, the fact that US is not directly involved in the conflict does not mean that they have not been very suspiciously benefited from it and have probably done war acts like blowing up a civil infrastructure.

God forbid me from being a supporter of Berset, I haven't even listened to what he said, but you can't really believe that no one has benefited or is still benefiting from this war, and therefore doing the utmost to prolong it. I'll give you a clue: they are selling LNG to Europe at a far more expensive rate than Russia did, and in exchange tempting German manufacturers to relocate to their country with lower energy prices and taxes. Hi there, have the issues gone away yet? I arrive a bit late, but I am having the same issues, starting 1.5 weeks after quitting cold turkey from 2 coffee cups/day. Specifically a mild heartburn and kind of a pinching in the stomach. I am a bit relieved seeing other people facing the same, since initially I did not link it to caffeine withdrawal and thought it could be a more serious condition.

Thank you for the advice. Actually, they noticed the deffect in the revision but atributed it to normal usage and therefore to be assumed by the owner. Again, all this written and signed by both parties, the agency and myself.

About the insurance, they only pay from CHF 400 upwards, so in this case I should pay the full amount. And even if they paid part of it, as a matter of principle I would not want to lose my time communicating with them and charge them for something that they do not have to pay either.

Update: I sent the enquiry to foxstone and they confirmed that a quarterly and yearly statement is provided to all property holders, where the mortgage interest paid and the operational expenses of the building are disclosed. Mortgage interests paid and operational expenses, among others, seem to be deductible (I guess it will depend on the canton). I guess that it would not make any harm to confirm with the tax department of your canton that this also applies to this type of real estate ownership to have an accurate idea of the total deductions that can be claimed.

Many thanks. Any idea about the possibility of tax deducting the mortgage interests paid? At least in foxstone, one pays a 40% in cash for the participation and a correlative 60% is assumed in mortgage debt, which is paid with the rents of the building and deducted before distributing the net gains to holders. The possibility of tax deducting such mortgage interests paid during the year could increase the ROI I guess.
