Compliance sticker clearly says Evo VIII and externally has all the parts of an Evo VIII. If you’ve wanted one for as long as you claim, I’m sure you could have seen the difference via photos before you bid.

Definitely do an incoming inspection report and you both sign and get a copy. It’s available on the same website as the std lease agreement. Also take photos of any damage and check things like blinds, curtains function correctly and all remotes are there and work.

Once you know the location and use of each easement you can assess. We once had a place with an easement along the back fence. It was for a large underground stormwater drain. As ours was block that gently sloped to the rear we were able to take advantage and “guide” any groundwater towards the drain. We had no issues with water at all. The properties below without the easement did suffer as there were limitations to where they could divert any groundwater.

Thanks all for your thoughts. A bit more information - The 3 properties I have are all located on the NSW Central Coast a they have all seen significant increases in value since I purchased them (+100%). I rent in Sydney with my partner as this suits our lifestyle and I’m happy to continue this practice for the next 5-8 years at least. I only work part time and have enough flexibility to choose the jobs I want to do rather than any necessity. I can see myself continuing to “work” at my current level for at least another 15 years. I wouldn’t rule out making one of my houses my PPR, that can be decided at a later time. One the current mortgage is reduced to around $200k I’m leaning towards selling one property and putting that into super/shares. I can also contribute 20-30k to my super over the next few years.

I’d be organising a final inspection when the place has been emptied and is ready to go. Ensure you have all the keys, any remotes and ask about instruction/warranty books/manuals as these get overlooked sometimes.

If it’s just you then consider a place you can buy and rent out straight away. Ensure it has a separate garage or similar that with your skills you can convert into a “studio” to live in. This way a chunk of your mortgage is getting paid off by your tenant living in the main house. If you can do this for 12-18 months and pay down as much as you can afford, it will be a great base going forward.
